In this episode of The Property Hustlers Show we are joined by long time real estate investor and developer right here in Canada, Mathew Frederick. Mathew is a well respected, experienced developer and investor with lots of know how in the game. We discuss his buy and hold strategies, what is a zoning bylaw and zoning codes Ontario. He shares his insight on power of sale Ontario, zoning setbacks as well as land assembly strategy in real estate development. Mathew also talks about how to buy land as well as the risks of buying pre construction house Ontario and on a broad scale pre construction homes 2023. 

Some people look into real estate wanting to know how to become a real estate developer, while not being entirely clear as to what a developer does. Developers and builders pave the way to buying pre constrcution homes and general pre construction opportunities  in Toronto and Ontario. There is also a lot of versatility in the field with respect to land severance, where if you know how to buy a house in Ontario on a property that offers the ability to do land assembly with the neighbour or more severance, you can look into how to assemble land and pave the way for development. Many people will even consider a joint venture arrangement to enable more financial flexibility in this operation. But you won't have to look too far down the line as you are not building, simply assembling and developing. So the question of risk of buying pre construction investment will not come into play. 

Mathew Frederick has gained a lot of wisdom over his time in the business. He shares the element of risk in a quitclaim deed, what is a quitclaim deed and joint venture advantages and disadvantages. Land severance in Ontario is another topic of discussion and how quitclaim deeds and be a good option with real estate partners. Not only does Mathew know how to buy a house in Ontario, he also knows how to build confidence. An important thing young real estate investors should build in order to strengthen their foundation. On todays video Ping and Andrew from of Property Hustlers debate whether or not money can buy happiness. In order to answer this question we must discuss what is wealth, what is wealthy in canada and ways to be happy. How to be happy is an important question to ask yourself in life, and cash can make it easier to get by, but does money buy happiness? You can find ways to be happy, but does money buy happiness? There are many questions that follow like: how much money buys happiness or how much money makes you happy? passive investing can be a great way to insure wealth but what is wealth management? How can you insure you don’t spend all your money and go into debt? 


If money can buy happiness, then how can you acquire it? Passive investing in real estate can be an option, our specialty in fact! Real estate investing Ontario is our location of expertise, but if it doesn't answer the age old debate, why cant money buy happiness? It’s important to remember money isn't everything, there are other ways to be happy. Like finding out simple things that teach you how to enjoy life and how to get happy by your own means. So next time you ask yourself, “can money buy happiness”, does money make you happy or is it a tool to make things easier? Investing in the Canadian real estate market has provided us with lots of opportunities, but what is it all ultimately for? This is our avenue in choosing how to make money, but no matter which one you choose, you must balance in your life goals.

On this week's episode of the Property Hustlers Show, Andrew and Ping warmly welcomed local Real Estate lawyer, Hussein Kudrati. Hussein also has an impressive resume that includes being a real estate investor, real estate lawyer for the USA and Canada and is an avid fishing addict. 

The conversation starts off strong, Hussein tells the Property Hustlers about creativity in upcoming real estate investment opportunities. Creativity, being able to identify value proposition of a deal and how to maximize the use of opportunity. The key to wealth generation is patience and a real estate investor's mindset, Hussein explains. On this week's episode of the Property Hustlers Show, we were thrilled to have Milena Simisc as our guest. She is a realtor, real estate investor, and TikTok star!

Have you ever wondered how to change your life in a year? Well, that is precisely what Milena did. Before real estate, Milena worked as a nurse, while still working she invested in a 6 unit apartment building and realized how much she enjoyed working in real estate investing in Canada and found herself wondering should I leave my job? She came to a crossroads and was thinking of either becoming a doctor or investing more time in real estate as she couldn't handle working as a nurse anymore, especially because of how badly nurses underpaid.

After she made the switch the next question was how to get started in real estate. Milena didn't have people around her who could help teach her more about real estate investment strategies so she turned to real estate podcasts. While she was taking her realtor courses to become a realtor in Ontario she decided to share her knowledge with the internet and quickly became a part of TikTok real estate. Being an introvert Milena wasn't too concerned about how to get big on TikTok she was just looking to help people, nonetheless, her content took off right away!

After getting her realtor license Milena quickly got involved with the Windsor real estate market. Even with being a Canadian real estate investor Milena continued her presence on social media with the goal of helping and informing people. Milena would say that getting into real estate was one of the best decisions she's made.

On this week's episode of the Property Hustlers Show, we had the pleasure of sitting down with Kevin Huynh who is a principal broker with Empire Mortgage Group, as well as a seasoned Canadian real estate investor.

Kevin has been working as a mortgage broker for over a decade and he believes that by educating all of his clients, is the key to promoting financial literacy. With clients the goal is get the cash flow in real estate as low as possible so it stays in their realm of being able to afford it. When working with Kevin you won't have to worry about how much should your mortgage be because he will take you with him every step of the way to show you what mortgage rates today in Canada should look like.

A big question you often hear today is, is the real estate market crashing and if so what do you do? Kevin says his company has predictions about what's to come, they are piviting in an area that there are different mortgage products that allow them to go in a shorter term or be more flexible depending on where the market goes over the next 12 months. If inflation numbers continue to rise the bank will be raising interest rates inflation. However Kevin says that as interest rates are rising the inflationary number may have gone down.

Kevin found himself in Costa Rica and loving the scenery he wondered about buying real estate in Costa Rica. That is exactly what he did, Kevin saw Costa Rica real estate for sale and couldn't help but invest. When he isn't there he is using it as an Airbnb to make money on the side. When it comes to the question whether he is an active investor vs passive investor he has taken more of a passive role since he will be having to do remote real estate. In Canada you will find Kevin working in commercial financing and occasionally flipping houses in Ontario.

Kevin loves his job and is devoted to his company but ever since the birth of his children he has put his family first and is working on balancing work and family life.
