What are Richard's best marketing strategies for real estate investing?
What is Richard's marketing advice for new investors?
One of the country's best kept secrets, Richard Roop has shared his free and clear investing strategies with thousands of real estate investors throughout the nation for consistently generating cash now, cash flow, and cash for later... regardless of what's happening in the economy.
He is one of the top direct response marketing 'gurus' and consultants dedicated to helping real estate investors generate more leads, negotiate better deals, and create more consistent, predictable cash each month.
Richard specializes in sharing proven, low-cost real estate direct marketing strategies for attracting a steady flow of motivated sellers, as well as real estate business marketing systems for getting investment properties occupied fast.
Richard also teaches investors systematic approaches to growing their businesses, leveraging their time, and increasing their profitability on each deal. His direct marketing approach to investing teaches investors to achieve their financial goals WITHOUT hunting for deals, relying on agents, using their credit, struggling with tenants, borrowing from banks, or cold calling sellers.
Richard bought over 500 homes as a creative real estate investor since 1996 until a bizarre lawsuit by the Division of Securities: "I lost my portfolio of 56 properties through a state-sponsored civil lawsuit from 2014. A gag order prevents me from fully defending against their public smear, but I have been able to answer a lot of questions and share useful details during recent interviews in 2020 now posted to my website."

What got Ed interested in real estate investing?
What are Ed's BEST lead sources?
What is Ed's primary business model?
Ed Zulyevic grew up in rural Oregon in a little town called Junction City. After high school, he attended trade college and became a helicopter mechanic in 1992, traveling around the world working. Ed married in 1995 and purchased his first house. This got him started in real estate and he did owner-occupied rehabs for years and eventually acquired a few rentals at the same time. During the mid-years, real estate just stalled out with the loan limitations, he had a goal of 10 rentals and had 5 currently.
Real estate became his focus once again post-divorce in 2013. He revisited a Carlton Sheets course he had bought and had tucked in the attic from the '90s. Ed continued to seek more information, learned new strategies, and started to implement that knowledge to the sport of acquisition. He always kept thinking about the last rental house he had purchased that he had bought with owner financing. That deal actually set the direction for where Ed is today and fostered his quest for knowledge of owner financing.
Currently, Ed and his partner are getting licensed as agents/brokers and have an aggressive marketing plan to expand in the retail and commercial real estate space.

Is finding leads for flipping properties easy?
Glenn Williams has been investing in real estate for over 25 years. He started out in rentals while working a day job, buying small multifamily properties.
Living in one unit and renting out the other unit, he got into real estate full time doing rentals, wholesaling, and being a Real Estate Agent in 2003. He gave up real estate and went back into a day job in 2006 when it seemed to him that everything was amiss in the real estate market.
Got back into real estate full time rehabbing houses and continuing to hold rentals in 2012. Glenn currently runs Twin REIA, K&G Investments, LLC, and a virtual project management company REI Project Management.

Can flipping properties provide good returns?
Is being a motivated buyer and buying more than 8 properties at once a good idea?
Is flipping properties as easy as some TV shows will make it seem?
You may have heard the name, Casey Constantine. Some of you who have been around in real estate for a while may have known him as Casey Konstantin Serin, the would-be real estate mogul dubbed "Worlds Most Hated Blogger."
Casey bought his first home at age 19, with a zero-down FHA loan back in 2002. The next year he sold it making a 35k profit. Needless to say, he was elated at the large return. Shortly after that sale, he began taking seminars learning everything he could about real estate investing. Getting financing for real estate was extremely easy in those days and he had great credit. In just 8 short months, he had purchased 8 homes in several different states, no money down! Things were going smoothly. He had already flipped 2 of the 8 homes and money was rolling in. Then, the market began to crash in late 2006. The nightmare had begun. He was over-leveraged with 2 million dollars in debt and no money to pay his bills.
In this episode of The Sub2Deals Show podcast, listen as I talk with Casey about his life since the market crash in 2008, what he is doing today, why he has never lost his love for real estate, and the lessons he learned from doing almost everything he could do wrong buying houses.
