Can flipping lease option deals provide good returns?
What are the best sources for lease option leads right now?
What makes the deal attractive enough to want to pursue?
Today we are talking to Ben Middleton about lease options.
Ben was born in Kentucky, and lived there until the age of 6 when his family moved to Florida. Raised primarily in the nursery/landscaping business, he started construction at 15, part-time. Graduated high school in Kentucky while living with his grandmother in 1977.
Ben joined the USMC and when his stint ended, he came back home and did restaurant work before getting back into construction where he stayed for over 20 years.
In 2014, Ben decided to take the next evolutionary step in his construction career and do a rehab. He'd bought the Carlton Sheets course years before but never used it but he decided he wanted to learn real estate and get into flipping houses. In Aug 2014 a man in San Francisco, California answered his Facebook post and called him out of the blue and within five minutes they knew a bit about each other and decided to JV on rehabs in Clearwater, Florida where he lived at the time. He and his partner bought their first rehab, finished it, and sold it 6 months later with a $70K profit.
Currently, Ben owns and runs a REI group on Facebook called "Lease-Options Only!" He is also putting finishing touches on an eBook about how today's investors actually do buy real estate with zero cash and zero credit; the tools, resources and strategies of REI.
You can find Ben on Facebook under "Middleton REI" and on LinkedIn or at his business Email: [email protected].
