"认房" refers to the loan ratio determined by commercial banks when issuing personal housing loans, based on the actual number of housing units owned by the intended buyer under the family name of the intended property. "认贷" refers to the bank determining the loan ratio based on whether the family of the intended homebuyer has a housing loan record nationwide.
