Jorge Contreras was a dance instructor before he became a successful real estate investor. In 2012, he had to have surgery on a herniated disk and had a 50% chance of walking afterwards… In other words, his dance career was coming to an end. 

He started investing his time and money into Airbnbs. He owned some and used an arbitrage model on some as well. He now makes $25k per month through his Airbnbs! With the help of a property manager, his investments are truly passive for him. 

Brain Davila has his experiences with Airbnb, most of which are not that great. The pair share their Airbnb horror stories, but also of their triumphs. Listen in to hear what Jorge has to say about Airbnb in 2023 and how you can adjust to the changes coming!

Spencer Cornelia started house hacking in 2016 when he bought a 2-bedroom 2-bathroom condo. By renting out the extra room, he was able to live in the luxury condo for only $150 per month! Since then, all of Spencer’s real estate investments have exclusively been house hacks. 

Our host Brain Davila doesn't believe in house hacking and thinks that flipping or wholesaling are much better ways to invest in real estate. Spencer defends his perspective that house hacking is the best way to invest in real estate with the argument that house hacking requires very little capital and the experience gained can be applied to future investments. 

Brian Davila and Spencer Cornelia discuss their early experiences in real estate investing and recap their first house flips. Brian suggests that beginning investors should flip houses slowly and one at a time. Spencer agrees as he lost about $90,000 in his second flip because he went into the deal less educated than he should’ve been. Spencer takes the "do first, learn later" approach to investing knowing that he’ll lose sometimes. Do you take a similar approach? 

Spencer’s main platform is YouTube, so he speaks to how he started his channel, how to monetize it, and the current environment online. Spencer Cornelia had to stop reading comments due to them being so negative and derogatory. Do you see this behavior? Do you participate in it?

Even though rates are still high, they have stabilized, and the effects are finally showing in the market. Landon and his brother still plan to flip luxury real estate this year but will be very picky about what deals they will be pursuing.
