    I would say the biggest risk in the context of inheriting property is not having everyone aligned, as I was saying with the siblings, where that's like it's not the problem is it's not even a black. Swan risk-it's just like a general 30 or 40% of the time risk. In terms of like life black swan risks, as we were talking earlier, you know, humanoid robots taking over the world or something. But in general, in inherited property, the the big risk that you can try to prevent is sibling disagreement.

    I'd like to ask you, Dan Keane, what is the BIGGEST RISK?

    Great question. I will. I'll pull it back to robo taxis, just because we've been looking at this risk quite a bit today. Robo taxis are inspected by human eyes, and we think eyes generally tend to miss things. And what I mean by that, every time a vehicle comes back to a centralized depot one to three times per day, a human will do a full inspection. Now, I'm not talking about the cleanliness of the vehicle here. I'm talking about the tire tread. I'm talking about safety features of the vehicle, maybe an indicator is out, etc. etc. So there's a lot of risk there, and very difficult to underwrite that risk when when it's a human checking. What we can do with what we're building with ASEAN, we use cameras, we use machine learning, we can check all these things, we can record it, and we can pass it along to to insurers or under underwriters, whoever it might be. So yeah, I was a bit boring there. I brought it back to robo taxis, but it's it's obviously a it's an extension of of automobiles, right? And and the the insurance industry around that is is massive. So there's a lot of opportunities there.

    I'd like to ask you, David Dean, what is the BIGGEST RISK?

    David Dean

    Biggest risk, in my opinion, is an organization that ultimately doesn't understand itself with it, and and and and that's kind of the biggest theme thing around my book is to help create awareness around risk. So, as a leader, you only have you have accumulated information on how you're behaving in an organization. Things are presented, you know, put together in ways, and you're presented information in a certain manner with that. You don't understand everything that's going on, and and rightfully, that's very difficult to do, you know, almost nearly impossible with this. But you also have to recognize there's a lot of things you don't understand on how your business works and how it's occurring, and so that that undocumented behavior that you do as an organization tells a lot of reveals a lot of things that are gaps, issues, problems, and that introduces a lot of risk around it. So when you're a lot of times when leaders make decisions around things, they only have a portion of the picture with it, and so you are accepting risk by only having a portion of that picture with it, and and so that's the other thing is like, if you recognize that and you move forward with that, you know what are the consequences, you know, down the line relating to some of those decisions on it, and and it's kind of like that example. I'll use AI's really great example. Here are companies that have laid off people with AI replacement, and then six months go by, and they're like, "Oh no, everything's falling apart. You know, with it, we can't do the things that we do. We need to hire all these people back. That's a really good, solid example of not understanding what everyone does and why we hire people to begin with on it, and you kind of accepted that risk. So the better you can understand your organization and use AI to help you do that, the better you are going to be in the long run to avoid any kind of downstream risks in your organization.

    Thank you for asking, Darrin. I think the biggest risk in investing in in manufactured housing humanities is, and I'm going to use, I'm going to coin a a term here, a phrase that it will will that will imply that it's insurance related, and but it isn't. And let me explain. So I I'm going to I I want to reduce this to one word, and I'll call it overwriting, and not overriding in the typical definition and insurance definition, and but rather in a in a in a in a in a context where this word isn't I don't think it's grammatically or or proper. It's not a proper use of the word. I'm just I'm just using it anyway. So by overwriting I mean the opposite of underwriting, and so if you're and by overwriting I mean essentially you know are you are you are you paying too much have you not have you have you not because then if if you've overwritten that means you haven't you haven't you're you're paying. You may not be paying the right price. You may not be raising enough capital. So you're underfunded, you know. And all of these things are are as a result of overwriting, right? Because now you you you haven't really you've overpaid. You're underfunded, and then you're under the gun in terms of being able to get this stabilized, and then and you pay for that for for for you know for years, if not even much longer than you anticipate on the deal. And I and I bring that up because I think it's important to to have the community, you know, have folks understand that it's all. About buying right, as I've heard you say many times in in your other podcasts. So that would be the biggest risk: is is is you know not performing the due diligence correctly, which essentially leads to this. I had if I had to give you one word, like I said, overwriting.

    I don't know if I have a specific thing off the top of my head, but one of the quotes I really like when I when I think about risk is that it's not the things that you don't know that get you in trouble. It's the things that you think you know for sure that just aren't true, right? I think that was Mark Mark Twain, and so I think what that means for us and and in our business is really around just always always turning over rocks and trying to figure out what's next. I mean, we're we're an engagement business, right? And we're there. There's a lot of things competing for people's attention and their time and their presence now. And what our goal is is to you know help make spaces that whether they're in offices or restaurants that people want to return to again and again and again. And the only way to do that is to continue evolve, continuing to evolve, and so you know the biggest, I guess, the big biggest risk. What that means for us at the end of the day is just staying static.
