Here is something that creates issues when home buyers are looking at homes. What their agent chooses to say and not to say. If their agent is trying to get them to buy a home, even when their agent see's that the home has some disfunction, that is a problem.

That is something that bothers me a lot. In fact, when I'm showing real estate to my home buyers, I find that they really appreciate when I point out things to them that are wrong with the home. That is what my job is. I want my home buyers not only to appreciate the light and bright feeling of the home, which they can plainly see - I want them to see the issues that I'm seeing with regard to the HVAC, which today's podcast is about.

Everybody it's Connor with honor. I'm here at Realty. One group in Santa Clarita, California. Of course my offices are Valencia, but pottery barn at the mall. This is your real estate update. Today's gonna be the 19th of September, 2022. That's a lot, but that's where we are getting close to Christmas. Real estate's feeling that Bush. We're also seeing that the home prices are coming down just a little bit from where they were at market peak. About two, three months ago here in 2022. We're also watching those as interest rates are creeping up a little bit more. The fed is gonna meet tomorrow, Tuesday the 20th. I'm pretty sure I'm correct on that. I've been watching different, uh, different news portals. There's been some dates, whether it's Tuesday or Thursday, the opinion is they're probably gonna increase the bank borrowing rate to, uh, an additional 1% and that's to try to offset inflation.

We'll have to find out where that goes. Usually though, if you're a home buyer that doesn't hurt you, that actually could help in a way, plus of course, try to battle inflation, right? But it could actually lower the rate that the banks charged to get mortgages on houses. So we'll keep an eye out on that. Right now, rates are just a little bit over six. And of course our inventory here in Santa Cita valley CME valley, and also greater Los Angeles areas is a little bit higher than we saw two, three months ago yet on the low side, as far as what we call absorption rate in real estate, the absorption rate is the rate at which homes are sold and how long it would take to get the inventory. We currently have to zero. So that being the case where about two months from zero in a healthy market, that's usually six months to, till we have no more houses to sell.

Homes and real estate in the Santa Clarita Valley and greater Los Angeles areas is moving fast, but nowhere as fast as it did Quarter 1 and 2 of this year. Due to schools becoming in session again, the market slowed as we get into the holiday season as well. 

When a home buyer submits a request for repairs on a home they are buying, sometimes the process breaks down due to them getting bad advice from their friends, family or even their agent.

A proper request for repairs should be about items that are health and safety concerns. A cracked foundation, mold, water leaks, intrusions, roof repairs, structure problems and the like. 

For new carpet or new paint, those are best handled up front when the original offer is being scribed.

Good day, everybody. September 6th, 2022. I am Connor with honor Connor MC Iver Realty. One group here in Santa Creek, California. We're talking about real estate. We're talking about the updates for the real estate market, and I will give you that information in just a second. Uh, first and foremost, with the interest rate changes. If you happen to be in the process of buying anything, make sure that you stay in contact with your lender. It's gonna be incredibly valuable for you to do that. Because if in fact there has been even a very small change, a very small change in interest rate, it could affect your ability to purchase. In addition to that, before you change anything, before you pay anything off or pay anything down, please make sure that you talk to your lender and get their approval, especially if you're in the home buying process and kind of getting close to finding that right.

One to write the offer on, please do yourselves a favor and do not mess that part of it up because you could end up syncing your own battleship. It does happen. We do see this happen quite a bit. The bigger sin would be going out and, you know, financing a super large truck or car or fancy any, anything, any automobile putting that on credit at the time that you are in the process of purchasing, purchasing a residence could kind of thwart the whole thing. So you have to make sure not to do that. All right, so let's give you some update information here. What I'm gonna do is I'm gonna pull, uh, the information that I put together as far as what's going on in inventory. And this is gonna carry through not just Santa Cita valley, but it's gonna really kind of cover most of Southern California, just for the simple fact that I'm active in most of the communities here in greater Los Angeles county, orange county, Ventura county.

There are so many things to look at when buying a home and when you have someone who you can trust by your side, things tend to go better.

When it comes to buying a Santa Clarita home, the roof - that is very important. What can you as a new buyer look for? When I'm with my home buyers, I show them what I look for and how they can learn from that.

What we don't need is getting into escrow and then thinking, omg, I could have saved the home inspection money if I would have just looked a little closer or had my agent ask the seller what's up with the "___________________" i saw on the roof.

Everybody Conor MC Iver. I did wanna reach out to you and give you a quick real estate update here for Monday, August 8th, 2022. This is the beginning of the week, and I'm very excited to present a lot of information regarding the market, but let's talk about inventory track back to March April, we had two hundred and twenty two hundred thirty total active units on the market for sale. And that was really pretty much indicative of the real estate market here in Santa Clarita through Valencia Stevenson ranch. So as new hall canyon country Castaic, those particular six cities here in Santa Clarita valley, very low inventory. Fast forward to now we have about three times that amount, about 530 active units on the market for sale. We also have the coming soon variety. Nine of those are coming soon. What that is is that's something that the board implemented years ago. Well, not years ago.

Yeah, I guess two, three years ago to try to compete with the Zillow and the difference indication, websites like that. And what I mean to try to compete is they had a program or a platform on there that allowed agents to upload coming soon listings. So now the board was able to kind of restrict that and put regulations on it because a lot of, well, it happened that maybe some of the listings that were put out there were not actually coming soon, who would've thought so that happened. So they're trying to BA basically equal the playing field and on the real estate syndication websites in like the Zillows and the truly is not that they were at fault, but there was really no enforcement mechanism there. So when people were putting these listings on the market, the consumer was well, you know, having issue. So what we did is what the board did actually is they implemented coming soon listings.

How is the Santa Clarita real estate market? What about Los Angeles? Simi Valley? What changes have come into the real estate market as of late?

There have been a few, but here is the most impactful.

For various reasons, home buyers are now slowing down their approaches to buying homes. It is a direct result of "schools" coming back into session. The higher interest rates and the number of choices that exist in the real estate market.

Each of these events is typical in a real estate market. Simply stated, the market is returning to a "normal" sense.
