What is a buyer's advantage in a home seller's market?

That would have to do with some of the "offered" options that a home buyer may get when asking a home seller via their agents. In some cases, upfront negotiation, when working with a true real estate professional, can equate to a home buyer getting closing costs paid or maybe some of the seller's personal items included in the sale at no additional cost. Some of the biggest issues in today's market is the removal of contingencies for the home buyer right out of the chute when wanting to make the opening offer on the Santa Clarita home for sale.

I have not made peace with this action within the real estate world. I have seen where that results in the home buyer sacrificing their entire deposit which can be a home buying killer at the ninth degree. Therefore, before you give up any of your contractual rights when making an offer on a home to purchase, you need to have all explained to you and you need to understand 100%.

Real Estate update for Santa Clarita Valley We have 550 active real estate listings for sale with 18 which are coming soon in nature. I pulled the data for Castaic, Canyon Country, Newhall, Stevenson Ranch, Saugus, and Valencia - this also includes the Single-family homes, condos, and townhomes - all residential properties were included in my search for the Connor with honor Santa Clarita real estate podcast and radio show.

The problem:  Who can you trust within the online channels concerning downpayment assistance programs?

Connor with Honor: (03:05)
You get half a point of interest increase. Maybe that qualification now is 8 58, 25. And then that also corresponds, let's say the property has solar and there's an additional $300 a month on top of that, that has to be factored in as well. Maybe there's an HOA, that's two or $300 that needs to be factored in as well. And if there's MEUs tax or some kind of special assessment, bringing the property higher, as far as the tax rate goes higher than the typical 1.2, 5%. And that's a span folk just to let you know if you're looking at real estate 1.2, 5%. That's the general understanding of the property tax rate here in Los Angeles county for some properties is gonna fluctuate, could be a little bit lower, could be a little bit higher, the best way to do it. Just do the simple math. You find out what the assessed value is.

You find out what people pay now it's 2022, let's say 20, 21, and property taxes. I have that kind of document for every single listing out there. So I'm able to provide that information to my clients. So they're able to see it. And then I just factor it in. And I've seen LA county taxes like a 1.35, 1.40, and that's without, uh, CFDs or the MEUs assessments. These are just the typical taxes. You want to definitely know that going in. So you're not surprised every year, cuz maybe you factored it in at 1.25. And now you're seeing it's 1.3, five, or 1.4. If you're really on a budget, you wanna make sure that you don't overextend yourself and you know, all these different factors. And when you do purchase real estate, there are other things that need to be considered. You know, what's that insurance looks like and in Santa creative valley, you know, what kind of zone are you in a flood zone, you're in a fire zone?

Culpable, I think ultimately, um, it's any person can just talk, you know, how up today are you with desktop underwriter? Oh, well we don't really use that system. That's a little outdated. We use our own. Yeah. Yeah. I feel like anyone can talk to a lot of it. So I think ultimately if you want to know, if you're working with someone that knows what they're doing, um, I always recommend asking a bunch of realtors, um, what their opinions are as far as the lending institution that person is associated with. Go on Google. See, you know, if there is a Yelp page, look at the reviews, you know, get it, you know, just the same way you would write any other service to it that way. Cause I think ultimately if you, um, if, if you just try to go with basically talking to the service provider, there's a chance that you might get, you know, a lot of, a lot of lies and a lot of deceit and not exactly what you intended to get out of that conversation. And then also there's on the other half, you may get exactly what you want, but I think it's important to still research a service provider,

During the past week, there have been 113 price reductions in Santa Clarita real estate. I ran all the cities in the SCV - 

• Valencia
• Stevenson Ranch
• Castaic
• Canyon Country
• Saugus
• Newhall

I ran all residential properties - Condos/Townhomes/Single Family Homes and looked at the price reduction data that had been published in the multiple listing service.  

It was apparent that all the singular price reductions I had been seeing for the past couple of months are still ever present. The system returned over 130 price changes - after I did the math and subtracted the status and price increase listings, there were 113 left standing as related to price reductions within the Santa Clarita Valley.

Good day, everybody Conor MC Iver Connor with honor here, July 6th, 2022. This is going to be your sent to Clarita real estate update. We're gonna look at inventory currently, and we're also talk, we're going to also talk about some trends that have been happening here in the last couple months that have, uh, done a pretty good job. Just waiting sellers. Also slow the buyer drive a little bit. We do have extra inventory on the market, uh, and by x-ray means somewhat closer to normal inventory. If you look at a historical inventory amounts, typically it takes about six months. This is known as what's, uh, known as absorption rate six months to get from the current amount of listings to zero. If none were added to the market, that's a typical market right now. We're looking at half a month to a month to deplete that inventory, maybe embarking now on two months because we have the additional units.

So now 474 residential properties are listed active for sale of those. There are some coming soon, that's 18. Uh, when you see those properties online, you're gonna have a tendency to want to jump on them. I'll tell you this don't panic because in 99.9% of the time, those real estate sellers out there, the people I list and sell homes for, they wanna wait. They wanna wait until they get complete market saturation with the advertising and marketing plan that I put together for them on a personal level. Also for the residents, actually we get that out there, put on the market, and then we want that complete exposure. Once that happens, then we're able to gauge better how the pricing strategy was. And usually before we have a great idea, what's gonna end up happening because there's plenty of comparables and market data to compare the residents with that I've listed for sale and put out there in the world, uh, to be sold, uh, if the best possible option for that particular seller.

If you are interested in the market performance, you will see that we have been adding to our local inventory. In fact, as we add more homes to the saleable inventory - we see that the buyers are still present, but not in the numbers that we had seen even back in March/April. 

Today, we do have multiple offers on some homes that are for sale, but not in the way of offers numbering in the teens and twenties.

I have been selling homes since 1998 and I will tell you that the real estate market hasn't been funkier. This means, that there are so many micro changes that are affecting the market as a whole.

While we are not getting into the dangers of overbuilding, we are seeing interest rates rise, inventory starting to build, and the buyer drives starting to slow down as a result.

This differs from the previous market where we had so many offers on real estate listings in very short order.

The homes in the Santa Clarita Valley received offers before the listing hit the market for sale in most cases. Then after the showings, we were hit with additional offers that were totally pitted against each other to get the seller the highest price possible.

With the turning of the tide, we may start to see longer days on the market timeframes coupled with price reductions due to the buyer impacted interest rate hikes.
