Conor doesn’t just help others with investing in real estate, he is also investing in real estate, and rentals himself. Are you sitting on the fence about buying your next home? Maybe you were not on the fence at all, but the rising mortgage interest rates, and inflation has given you pause. You are not alone on this. The real estate market has shifted rapidly over the last couple of months, and it has left a lot of people trying to figure out what the best move is. Maybe you wanted to sell and move to a new location, or you need more space, or maybe you’re ready to downsize, but you’ve got an awesome interest rate on your current mortgage, and you don’t want to go buy another home at the current rate.

These are all things we have been hearing all over the place. A lot of people are thinking of just sitting things out for now and hoping the interest rates, and home prices fall. The risk we see with this plan is that we are not seeing an increase in housing inventory and we are not hearing any predictions that prices are going to fall considerably. With the impact of inflation it is still very possible we will see prices continue to rise. And if you are renting, rents are on the rise as well, and while you are renting your interest is 100%.

As we like to say, the best time to buy a home was 5 years ago, but the next best time is now. This week we are digging into all the reasons that this is still a good time to buy, and you’ve still got options to get yourself into a house that you love. Let’s dive in!

Alright friends, the real estate market has shifted, and is continuing to shift as we head into the fall. We are starting to see more listings on the market, and things are starting to feel a little more “normal.” What does this mean for Realtors? It means we are going to have to do a little more work than maybe we had to do the last couple years to market and sell a listing. Things like circle prospecting, marketing your open houses and not forgetting about pre MLS marketing. Things like staging your listings, whether they are luxury listings or not, presentation, photos and marketing that have not been quite as critical are now going to play much more of a role in creating interest in a home. Looking for pocket listings and off market homes for sale is also something you need to be thinking about for success in this shifting market and making the absolute most out of your listings. Listings are like gold, they are crucial for your ability to market and build your business around, and with the market cooling off now is the time to really get back to the basics of real estate. Getting out and pounding the pavement, door knocking, calling, flyers, in addition to keeping up on your social channels are all going to be key.
