Step 3) FIND & FILTER FOR DISTRESSED PROPERTIES. Our students & clients use the MLS (Multiple Listing Service) to wholesale houses listed with agents. Other options to find motivated sellers: Redfin, Zillow, & Realtor websites.
Step 4) MAKE DISCOVERY CALLS DAILY TO LISTING AGENTS. Agents are the perfect source of distressed on-market & off-market deals! When it comes to wholesaling MLS properties, you must contact the Listing Agent in charge of the deal. This is "Hot Calling," not "Cold Calling" because agents want to close each house as much as you do. This is how agents get paid!

Step 5) FURTHER ANALYZE THE PROPERTY. I cover how to calculate the ARV (After Repair Value), Estimate Repair Costs, Calculate your Wholesale Fee, & the Offer Price. As a real estate wholesaler, you must be great with your numbers! I also cover the MAO formula (Maximum Allowable Offer) step-by-step.

Step 6) CALL THE LISTING AGENT BACK FOR THE CLOSE CALL. Give the agent a genuine, no-nonsense offer you can stick to. Most wholesalers believe they must always provide a price on the first call, which isn't the case. It's the little things that separate the amateurs from the Pro Wholesalers.

Step 7) SEND THE OFFER TERMS VIA EMAIL. Concise & to the point is the goal. Be sure to include the purchase price, inspection contingency, EMD (earnest money deposit) amount, closing time frame, & Proof of Funds Letter (POF).

Step 8) GET THE CONTRACT BACK, CHECK IT, SIGN IT, & SEND BACK. This is the most important KPI. 1 in 15 Offers Sent should allow you to wholesale a house & make large wholesale fees!
Step 9) FOLLOW UP WITH AGENT TO GET THE EXECUTED CONTRACT. The house is not under contract until the Seller signs the contract after you've signed it. Make it contract binding by locking it up!
Step 10) EMAIL & CALL YOUR TOP 3-5 CASH BUYERS. This is why you don't skip Step 2! Since we already spoke to & found our Cash Buyers Buying Criteria we now have high certainty of closing this deal since it's exactly what they want!
Step 11) AGREE ON PRICE WITH ONE CASH BUYER & ASSIGN THE CONTRACT. Your top Cash Buyers may want to visit the property to double-check everything. Agree upon price & complete the assignment of contract.
