We all know that photography plays a big role in getting a home sold, but we tend to forget the role our own photos play in us getting hired. How is someone supposed to trust us with their biggest asset when we have outdated headshots that lack personality?
Sometimes the thing that loses us leads and listings isn't that we can't do the job. It's that the consumer finds stale images when they search for us online.
Investing in crisp, current photos that are authentic but also professional is something that can help us get more clients and triple our businesses. How do we elevate our images and online presence? How do we avoid catfishing the consumer with outdated photos? In this episode, we're joined by photographer Katie Levine.
After working for Vogue Magazine, apprenticing with Annie Leibovitz, and working with the Kardashians, Paper Magazine, and on America's Next Top Model, Katie works with real estate agents. She shares why we need to invest in great branding photos.
Real estate agents are selling luxury properties and if you don't look luxurious and elevated, how is someone supposed to trust you to sell their $10 million home? -Katie Levine

Real estate gives us a level of flexibility most jobs don't, but that can be a double-edged sword. On one hand, we can design our schedules and work when we want, but we also have families and obligations at home.
This can lead to a lot of guilt about how we're showing up both at home and at work. We might feel like we're bad parents for being so driven at work, or feel like we're slacking at work because of our home life.
We often strive to find balance between the two, but that doesn't exist. Instead we can work towards conscious integration - embracing the fact that life is unpredictable, our schedules can be messy, and that we can still be brilliant business owners. From the conversations we have with our kids to how we set up our schedules, there are ways to get the most out of work and family.
How do we overcome the guilt we often feel as parents who want to build great businesses? How do we build unique brands in real estate?
In today's episode, we're joined by author, entrepreneur, speaker, and founder and CEO of Boss Mom, Dana Malstaff. She shares how we can grow our businesses and still be available for our families (without burning out).
In real estate, we should be niching down. You'll get more business by picking your belief system and sharing those online than by trying to be a catch-all. -Dana Malstaff

Between commission changes, interest rates and tech disruption, the last few years have put more pressure on the earnings of agents than ever before. That's why we've seen so many of them leave the business entirely, but that's not the whole story.

Over the last year, real estate has had to grapple with this reality: the reputation of one agent can turn into sweeping rulings that affect us all. One bad transaction can easily become a bill that's slated against every practitioner in our industry.
In light of the NAR settlement, it's more important than ever for this industry to think about the reputation we have with consumers and legislators. Once this starts to slip, it can quickly undo all the freedoms we get to enjoy as independent, self-driven professionals with no income limits.
This is something real estate associations like Nevada REALTORS® are thinking about and working on tirelessly.
What are some of the things we can do to show consumers we're in it for them? How do we maintain the business freedoms we have?
In this special episode, we're joined by Chris Bishop, General Manager at Signature Real Estate Group and the co-host of the new podcast, Signature Buzz. We talk about the role of real estate associations in protecting both agents, consumers and the integrity of the transaction.
The impact of one Realtor and transaction becomes a bill that's slated against every practitioner in our industry saying we're all bad. -Chris Bishop

A few years ago, leads, deals and paychecks became so easy to come by that real estate agents lost sight of the fundamentals of this business.
Well, here's the bad news: the days of easy money in real estate are long gone, but that's also good news.
If we want to stay in this business and actually thrive, we have to refocus on the fundamentals of real estate, and dust off those old school sales skills that weren't necessary in the last market.
If we want to grow sustainability, we need systems. If we want to succeed, we have to be enthusiastic about the business. If we want to increase our conversion, we have to gear our efforts towards getting more meetings with consumers.
How do we use our people skills to get better results? When do we know we're ready to build a team? How do we make 2025 our best year yet?
In this episode, we're joined by entrepreneur, coach and founder of The Gifford Team, Shayla Gifford. She shares how to thrive in a challenging market.
For many years, a lot of us were blessed to make easy money. There's nothing easy to come by now and the field will thin out. -Shayla Gifford

Real estate isn't just a sales job. In today's world, the most successful agents are also the best marketers. Unfortunately, many agents are dropping the ball in their marketing, and it's costing them deals.
Between posting content bashing the industry and not providing value to consumers, we're doing things that actually make people not want to hire us.
Agents spend all their time online complaining about changes to the industry, and they don't realize that the consumer is watching. They don't care about new laws and disruptions. They care about who is providing them with the most value.
They care about getting an experience that's customized to them.
And they have to see this before they even think of hiring you.
Instead of complaining on social media, we should be putting out messages that help people navigate the largest transaction of their lives. Why is it critical to improve our marketing? If there will be less agents in the future, how do we build businesses that will stay relevant?
In this episode, we're joined by real estate industry veteran, Nobu Hata. He shares the biggest marketing mistakes agents are making, and how to be more relevant to consumers.
The future of real estate is less agents, better tech and the consumer firmly in the driver's seat. -Nobu Hata

Real estate might be a career with great earning potential, but the majority of agents are part-timers because they don't earn enough from selling homes.
We have an oversupply of real estate agents without enough business to go around. On top of that, there are hundreds of agents who aren't competent and confident enough to succeed in this industry.
This begs two big questions: could the problem be the standards of the industry? How do we ensure that agents entering the field are not just licensed, but truly equipped to do this job effectively?
From beefing up our courses and tightening exams to broker-provided training, the industry has many options for elevating our agents and increasing the quality of our service. Is it time for real estate to cull part-timers and marginally competent agents? How do we help consumers who have been priced out of buying homes?
In this episode, we're joined by Senior Fellow of the Consumer Federation of America, Steve Brobeck. He shares ways to make the industry better for both agents and consumers.
If some of the part-timers and people who are marginally competent decide to quit, that's good for everybody else because there's just not enough business to go around right now. -Steve Brobeck

In the wake of the settlement, one thing is clear - providing value is the only way to survive and thrive in this new world of real estate.
When agents think of the value they bring, they often list all the things they do - negotiation, being a consultant, getting the highest price for a listing and being great at their job.
Unfortunately, these things don't cut it anymore. If we think that's value, we're in deep trouble. Those are just aspects of the transaction. Any agent can do these things and in 2024, so can AI.
When we eliminate those things from the equation, what makes us valuable? Our stories and our lived experiences. Whether we share them on social media or share them in consultations, this is what will make people want to work with us and want to compensate us.
How do we use these stories to stand out in a crowded marketplace? What are the great things about the settlement and its changes to the industry?
In this episode, we're joined by co-founder and owner of Weinberg Choi Residential, Tommy Choi. He shares what it takes to win in real estate, and how we can use social media to showcase our value.

Real estate - like many industries - has been hit with disruptions, shifts and even existential threats over the last 3 years. From technology and rates to new laws being passed, there are many things that can take us out of business….if we let them.
The same changes many people are afraid of can be the greatest opportunities for growth and impact, for agents that are willing to adapt.
Whether you're an early stage startup, a small real estate team or a billion dollar company, any organization that doesn't adapt to a changing and dynamic landscape will die.
2024 was a tough year in real estate, but 2025 promises to be awesome for agents who embrace change. How do we incorporate disruptions into our businesses? How do we use our businesses to make a bigger impact? What leadership lessons can we learn from veterans?
In this episode, we're joined by CEO of Greatness Ventures and General Partner at The Veteran Fund, Mike Sherbakov. He shares why there's never been a better time to be an entrepreneur and how to use disruption to your advantage.
I believe 2025 and the coming years are the greatest opportunities for founders, investors, entrepreneurs, agents and organizations - that is, if you're willing to adapt. -Mike Sherbakov

Over the last couple of years, homeowners insurance has become a real challenge in Nevada. Insurance carriers are stricter - they are canceling coverage or completely refusing to renew policies, leaving consumers in a tough spot.
There are many things causing this shift - from the increase in loss events all over the world which are driving extreme claim costs. Then of course, there's Nevada's proximity to California which is proving too risky for carriers.
As real estate professionals, this matter is affecting our clients' ability to close on a home, and their homeownership journey, so we need to keep it front of mind.
What are the steps the state government is taking to deal with this? Are there any extra measures homeowners should be taking to get their property covered?
In this episode, we're joined by Nevada's Commissioner of Insurance, Scott Kipper and Nevada REALTOR® Grant Meyer. They share why it's so hard to get homeowners insurance right now, and possible solutions to this problem.
Nevada is getting painted with the same insurance risk as California because of the tremendous loss from extreme wildfires. -Grant Meyer
