Are you thinking of getting involved in commercial property investment?
It seems with rising interest rates, investors looking for strong cash flow, and more and more investors are thinking about commercial real estate.
While it might look like the exclusive preserve of the rich and famous from afar, as you edge a little bit closer, you'll see that commercial property investments are well within the domain of many current residential investors.
Unfortunately, I've seen many investors go wrong with commercial real estate because they don't really realize that the rules for commercial property are very different from residential investing, and they are given a false sense of security from some of the podcasts and blogs encouraging this type of investment.
I bought my first commercial property in the 1970s, and I've made all the mistakes, but today I'd like to give you some clarity and direction regarding this.
So, I've dedicated the entire episode of this show to shops and warehouses and offices as I discuss commercial real estate with Brett Warren, national director of Metropole Property Strategists.

It's the beginning of yet another year and a prime time for all of us to take stock of who we are, where we've been, and where we want to go.
Many of us start each year with big ideas, plans, and hopes and then end each year with analysis and reflection.
At the end of this year, some of us will look back on the year with joy about what we've accomplished. Be it in our investments, their business, or in their personal life
We'll remember all the big wins we had and the successes we had.
Unfortunately for some, this year will end with disappointment—maybe even regret—about all the things they wanted to accomplish but didn't.
If you are tired of making resolutions that go nowhere; tired of reaching for the stars to only land in the dirt; and tired of running in place, then today's show is for you as I chat with Mark Creedon about a list of things that successful people don't do and as you'll find out that's just as important as understanding what successful people do.
Have you ever wondered what successful people do to become... well… successful?
Be they businesspeople, entrepreneurs, or property investors, their success is caused by all the things they have chosen to do and all the things they have chosen NOT to do.
Sure there are lots of books, blogs, and podcasts on what successful people should do - great books like the 7 habits of highly successful people, but today I want to talk about things successful people don't do, and these can be just as important as the to do's on your path to success

2022 was an extraordinary year, wasn't it?
And for most of us, it's also been a return to our daily lives of family, work, leisure, and vacations.
However, looking back to this time last year, who would have thought that we would have 8 interest rate rises in as many months, that inflation would be rampant, or that there would be a war on the other side of the world that would last for almost a year?
Nobody could have foreseen all that's happened, including the severe slump in consumer confidence because of all the economic uncertainty or that the coronavirus keeps lingering.
But as we're now well into 2023, I can't help but reflect on what Australia as a country has accomplished and what I've achieved personally, what I've overcome, and the lessons I want to carry with me into this New Year. And I'd like to share them with you today to help make 2023 a great year for you in your property journey.

While it's not rocket science, it's not easy to research our property markets given the array of jargon and information and the many mixed messages that are out there.
So, in today's podcast, I would like to chat with you about some of the many sources of research data that we look into to ensure we make good investment decisions for ourselves and our clients at Metropole.
You'll hear me explain the importance of data but also how even more important is the ability to put the plethora of information into perspective, as I share with you several metrics that we look at when deciding where to invest.
And just as importantly, I'm going to share with you one very commonly used data metric that most investors use but at Metropole we almost totally ignore. And I'll explain why you should also.

Have their property markets really bottomed?
Well, that's a brave call made by my guest today, Stuart Weymss.
If you think about it, this time last year, the property market was running full steam ahead, consumer confidence was high, and you could still get a fixed mortgage rate with a 2 in front of it.
What a difference a year makes.
The Reserve Bank of Australia began lifting the cash rate in May in response to rising inflation and hasn't stopped since - enacting the fastest series of rate hikes since the 1990s and sparking a dramatic turnaround in property values.
As the property market edges toward the end of 2022, prices have fallen by around 7% overall, but by more than 10 percent in selected areas; fixed-rate mortgages start from 5 percent and buyers can afford to borrow far less than they could a year ago.
So how much further are our property markets going to fall?

What would Warren Buffett say about how I approach my property investing?
And why do I even care?
Well… Buffett who is 90 years old is consistently ranked amongst the world's richest people, is arguably the most successful investor of the 20th century and has an estimated net worth of $107 Billion.
This means, he's earned (on average) over $11 million each and every year of his life, which is thousands of times more than the average worker in Australia earns.
Anyway… I think he'd be impressed with how I invest because there are some similarities in our investment philosophies.
So in today's show, I'd like to look at some of Buffett's investment principles and see how we can apply them to our property investing.

When it comes to property investing are you a fox or a hedgehog?
Is property investment and art or science?
Maybe property investment isn't what you should be spending your time on; maybe you should stick to your day job instead
That's what I discuss today with Stuart Wemyss.
And then, in my mindset moment, I'm going to share with you why we're not all created equal.
You'll get lots of great information from today's show that will help you get more success in your investments.

Are you wondering what's ahead for our property markets in 2023?
In my mind, after a tumultuous 2022, investors must be prepared for even more uncertainty this year.
But it will be a year that our property markets reset and a new cycle starts meaning it's a time of opportunity.
Just don't expect it to be easy.
In today's show, I'm going to share my expectations for the year ahead by discussing the major structural shifts that have led to previous property booms, then Brett Warren and I will discuss the property cycle, 8 reasons property values increase in the short to medium term, and 3 reasons property values increase in the long term.
Then I'll try and tie all this together to give you some expectations for the year ahead and help you make those important decisions homebuyers and property investors need to make.

There are some must-read books on personal finances that will help you develop good saving and investing habits. One of them is Robert Kiyosaki's Rich Dad, Poor Dad, a must-read if you want to learn about personal finance.
Now I've interviewed Robert three times on this podcast and while I don't agree with many of his views on Real Estate, and I definitely don't agree with his views that we're heading forth an economic Armageddon, I respect the lessons I learned from him many years ago on personal finance so today in this podcast with Mark Creedon, founder of Metropole's Business Accelerator Mastermind, I'd like to share 20 lessons I believe you should understand from his great book Rich Dad, Poor Dad.
At the end of today's show, I hope you learn a few new things about money and finance and that I will have reinforced a number of things you already knew, and maybe we can help you escape the vicious cycle of working hard your whole life.

Today's podcast will be a little different. Today I'm going to be brutal.
I'm not holding back and I'm going to tell you some brutal truths about property investing
You'll learn some of the things that can go wrong. You'll learn about the frustrations of being a property investor. You will learn some of the ways in which slick marketing can lead you astray.
But stick with me. It's not all negative.
Understanding what could go wrong is one way of making sure things don't go wrong and you can enjoy the success a small group of property investors enjoy.
The problem is most people who get involved in property investment don't develop the financial freedom they're after.
Now, this is not the type of information most people tell you about property when you first get started.
That's probably because many of the people you speak with are trying to sell you something – sometimes it's a property – in other cases it's their services (buyers' agents).
This episode is my attempt to redress that balance a little bit and share some brutal truths about property that you don't often come across.
