#MeetTheDealmaker: In this episode, I speak with Randy Blankstein of The Boulder Group. Randy and I discuss his company's Q4 2020 National Net Lease Report and specifically why cap rates in the big box sector decreased from the fourth quarter of 2019 to the fourth quarter of 2020. Randy gives his take on the 2021 net lease landscape along with the new Presidential Administration's potential impact on the 1031 exchange market.
Randy is a senior commercial real estate executive with over 30 years of experience focused on advisory services in the single tenant net lease sector. He has led The Boulder Group to a top 10 company national ranking for single tenant retail transactions by both CoStar and Real Capital Analytics from 2010-2020.
Randy has worked with net lease companies on both the advisory and principal sides that have been involved in over $6 billion in single tenant transactions and he is currently the Chair of the Net Lease Summit Conference.
In 2014, 2019 and 2020 Randy received Honorable Mention for Net Lease Executive of the Year by Commercial Property Executive magazine and in 2018, Randy was inducted into RE Journals Real Estate Magazine's “Commercial Real Estate Hall of Fame”.
#MeetTheInvestor: Ian Ross founded Somera Road in 2014 to take an entrepreneurial and creative approach to value-add, opportunistic real estate in non-core markets.
Previously, Ian was a Managing Director at Triangle Capital Group, a firm he helped develop shortly after its inception. At Triangle Capital Group, Ian managed the Acquisitions and Asset Management units, focusing on the purchase of hard asset real estate, non-performing loans, and securitized mortgage products, as well as the conception and execution of value-add business plans. Ian sourced, underwrote and structured investments, in both the CMBS and Commercial real estate arenas, and focused on the development of strategic relationships, firm oversight, and risk management.
Prior to joining Triangle capital group, Ian spent two years working as an analyst for Jefferies & Company in its Investment Banking Division where he focused on raising both debt and equity, as well as providing advisory services for companies in the financial services and real estate sectors. Ian initially began his professional career working on Morgan Stanley’s CMBS origination and securitization platform.
#MeetTheDealmaker: In this episode, I speak with Steven Silverman, from Friedman Real Estate in Michigan, about the Real Estate auction process and why sellers should be paying more attention to auction platforms to sell their assets. We discuss how he got into the business and why using an auction platform should not only be used to sell distressed properties.
Steven specializes in the acquisition and disposition of investment grade real estate assets (single & multi-tenant retail, multi-family, industrial, office, hotels/hospitality, and self-storage facilities) for clients nationwide. Additionally, Mr. Silverman is a well-recognized expert in stabilized, value-add, and distressed property auction sales.
Steven’s work also includes tenant & landlord lease representation, 1031 exchanges, sale-leaseback transactions, and general commercial advisory services.

Karly began her career in real estate in 2004 after leaving a job in litigation consulting. After several successful years of selling investment property along the Gulf Coast, she founded and ran Yacht Smart, a power boat timeshare and charter business in New York Harbor. In 2014, Karly joined Marcus & Millichap and now leads the Iacono Team which specializes in the sale and acquisition of single tenant net leased investments on a national basis.

Carolina Aziz is an Associate Director of Retail Leasing at Kassin Sabbagh Realty ("KSR"). She first started working on the management side at KSR and in the summer of 2018, she joined their leasing team. Since joining the retail division, Carolina has leased over 35,000 square feet of retail space in the New York Metropolitan area and has extensive experience representing both tenants and landlords.
