The idea that you cannot use a mortgage to fund a Buy – Refurbish – Re-Mortgage deal is a common misconception.When doing BRR it is important to understand how long you need to wait before being able to re-mortgage.When you use the same lender for the re-mortgage you usually save on the conveyancing fee.Bridging loans give you access to your money extremely quickly.Bridging is expensive. Day one lending can be a bit cheaper.If you are flooded with deals, bridging loans can enable you to take advantage of more of them. But use these loans with caution.When dealing with a bank, build a relationship with them. When you do, they become steadily more comfortable with re-mortgaging for you.Cash makes things easier with BRR, but you need to bear in mind how long your capital will be tied up.Cash deals can potentially make it easier to refinance really quickly.Focus on finding deals, then sort out the lending. Don´t worry about only seeking out deals that will suit the lender.‘There is a common misconception that floats around that you cannot use a mortgage to fund a buy, refurbish, re-mortgage. ´
