They say for every action there is an equal and opposite reaction. Well friends, that saying not only applies to Sir Isaac Newton's third law, but also for the economics of real estate.
As we have covered before, the United States is currently facing an inventory problem. This problem is reflected through research that shows there are not nearly enough homes for sale to satisfy the demand of prospective homebuyers. For those selling and their corresponding listing agents, this has been a wonderful environment for capturing the greatest amount of money for their home, and in commission compensation.
The median existing home price for all housing types in July was $258,000, which is up 6.2% from this same time last year. July's price increase marks the 65th straight month of year-over-year gains.
With that being said, there is a downside – skyrocketing home prices makes it more difficult for these same prospective homebuyers to actually afford the homes they want to buy. As a result, for the first time since 2015 existing home sales have fallen in back-to-back months, down 2.0% in June and 1.3% in July.
Total housing inventory at the end of July dropped to 1.92 million existing homes available for sale, and is now 9% lower than a year ago, now having fallen for 26 consecutive months.
The combination of these factors has lead NAR's Chief Economist Lawrence Yun to become increasingly more worried about the state of the market, saying: "July was the fourth consecutive month that the typical listing went under contract in under one month,"... "This speaks to the significant pent-up demand for buying rather than any perceived loss of interest. The frustrating inability for new home construction to pick up means inadequate supply levels will keep markets competitive heading into the fall." He continues by saying "Home prices are still rising above incomes and way too fast in many markets."... "Realtors continue to say prospective buyers are frustrated by how quickly prices are rising for the minimal selection of homes that fit buyers' budget and wish list."
We ask you, our listeners and real estate partners…what are you seeing? Have these observations been prominent in your current experience? If so, does this mean now would be a good time for the Fed to start hiking rates again?

My team and I would like to give a special thanks to the nearly 150 real estate agents representing over 30 different brokerages in the South Florida area for joining us at our first Behind the Curtain series discussing the appraisal process – and a special shout out to Andy Lazev from Nationwide Property & Appraisal Services for flying from Philadelphia to help us in supporting YOU get your next deal.
For those of you who were unable to make it, there will be more events to come that we look forward to seeing you at. In the interim, we have outlined a number of new shots and blogs covering some of the valuable inside perspective Andy shared with us on how to best prepare for your next transaction.
One key takeaway we got from this presentation was the emphasis for preparation before the appraiser visits the home. Andy shared with us how having a list of the homes upgrades and special features can go a long way in securing the best-appraised value for the property. Preparing an itemized list up front to provide the appraiser on arrival will lay the groundwork for them to understand all the things that make the home unique when considering the valuation of the property.
In appreciation to you as our treasured listeners, Andy has provided us with a special checklist of items that would be valuable for appraisers to know up front before they begin their site visit. This is a must have checklist, and we strongly encourage you to make lots of copies to have readily available for all of your transactions. If you would like your copy of our Pre-Appraisal Checklist, simply give us a call at 561-864-2458, or shoot us an email at [email protected].
Lots more valuable events and information to come, and we will be rolling out our educational calendar here shortly so our partners can pick, choose and RSVP to upcoming events. If there are any specific topics or industry experts you would like to hear more from please let us know – if it's important to you, it's important to us!

Cash is king. How often do we hear that mantra for every facet of business?
Well in real estate it certainly rings true, sellers and selling agents no doubt prefer cash offers to those contingent on financing. However, in these most interesting of times for the real industry nationwide, a study shows that cash is no longer leading the South Florida home buying market as it once has. According to this report, industry analysts have observed less investor purchases in South Florida, which has opened up more opportunity for traditional homebuyers preferring the use of mortgage financing.
This same report goes on to say that quote, "46 percent of the home and condominium sales in Broward, Palm Beach and Miami-Dade counties went to cash buyers, down from 49 percent a year ago and from 62 percent in 2014, according to Attom Data Solutions, a research firm based in Irvine, Calif."
Cash deals peaked in the first quarter of 2011 with 7 out of 10 deals accepted not necessitating mortgages. At that time, housing prices hitting bottom, bargain hunters flush with cash descended upon South Florida to pick up short sales and foreclosures for mere pennies on the dollar. However since that time, the market has transitioned into another segment of the cycle – home values have risen and continue to climb, and distressed purchase opportunities are in short supply. These same cash-rich investors being boxed in to competing for a much more limited supply of high-margin flip opportunities are now going elsewhere, or simply exiting the market entirely until opportunities that are more appealing present themselves.
In an environment short on inventory, news that short-term profit hunting investors leaving the market rings in good news for those local buyers seeking to find their next home. Mortgage rates continue to be at all-time lows and lending regulations continue to allow more opportunity for first time homebuyers to pursue the American Dream. For real estate agents, there should be nothing to fear with regards to the level of opportunity - the primary difference now being faced is how to compete and win in multiple offer scenarios where a greater proportion of bids will be contingent on mortgage financing.
Enter an era for an even greater need of a strong preapproval process. How else can sellers and their agents determine the strongest offer made on their property? The value of the buyer's preapproval lender now carries even more weight than before. This letter, which is meant to represent the strength the buyer has in being able to afford and successfully close on the home, is the primary variable selling agents have to make a determination for accepting one bid over the other. If you are a selling agent, there are a number of considerations that will need to be made, and the buyer and their lender should be more than happy to accommodate the questions you might have regarding how they came to their preapproval decision. Questions such as:
As the preapproval process becomes more critical in our real estate partners transactions, we are happy to again offer any of our listeners a copy of our unique "Ask 10 Demand 15" flyer to help you vet the most qualified buyers for your clients home. Or in the case of buying agents, to ensure the qualifications of your buyer before investing the time and resources for submitting bids.
In 2010 I designed the 4 pillars that we spoke about last week. 1 being to engineer the most extensive and thorough preapproval process in the industry, and 2 being the 7/24 rule of offering 7 day loan commitments with 24 day closings for the very purpose of helping you win in multiple offer environments like the one we're in today!
If you would like a copy of our "Ask 10 Demand 15" flyer, please give us a call at 561-864-2458, or email [email protected]. Whether you choose to use our services or not, it's important in this new market environment to have all the resources you can for growing and strengthening your business. It's a competitive market, and it's the little things that will make all the difference.

In 2010 I made a promise to myself to be different and think differently - I had no interest in merely being just standard your loan officer.
I spoke to someone iconic in the marketing business once who told me an interesting fact regarding the hotel business, and thus how he intended to change the standard in that industry. The way the hotel industry operates, any management company can easily transition from running a Marriott to a Red Roof Inn. Take Notice the similarities in all hotel building structures? It's done this way for a reason, so if the owner decides for whatever reason he no longer wishes to operate a Grand Hyatt but rather a DoubleTree, down comes one sign and up goes the next…almost overnight.
The relationship between the majority of mortgage lenders and realtors they work with can be viewed similarly in many ways. The process for taking an application, prequalifying the prospective buyer and putting the loan into process are found to be pretty boiler plate across most companies – it's why many loan officers can and do move between orginazations, and many agents rarely consider themselves "married" to a lender – and it's no ones fault but our own.
When I decided that I wanted to be more than just your loan officer in 2010, it came from a true desire to provide as much value to the agents I serve as possible. Agents were no longer just agents, you became my partners, and we are proud to describe our relationship as such because of the mutual value being brought to the table. Out of that deep seeded passion for partnership, I engineered what I refer to as my 4 pillars which has now proven to increase my real estate partners sales, productivity and efficiency:
First, to provide you with the most thorough and extensive preapproval process in the industry. Never compromising which allows agents to work in the most efficient manner
Second, 7/24 – which represents providing my partners with 7 day loan commitments and 24 day closings. This pillar allows my partner to win in a multiple offers situation all the time, which increases sales
Third, offer a service advantage that mirrors a real estate agents sales process – this meant having a team fully operational 7 days a week from 8am – 9pm every day of the year except for Christmas.
The fourth, to grow together.
The fourth pillar is one that in the last number of months we have sought to invest a tremendous amount of time, money and energy. We now host educational luncheons and events on various topics that provide our partners with a greater depth of knowledge on mortgage products and concepts that can help get the next deal. The luncheons and events were designed with you in mind – they are well organized, timed and efficient – and happen to be held at fantastic eateries such as Capital Grille. Look, I know your time is valuable, so any event or luncheon I invite you to will be jam-packed a ton of great information for you into a regimented time block ensuring maximum value.
That's why I am so excited to announce our newest educational event for any and all agents looking to get a better understanding of the appraisal process. On August 24th at the Cinemark in Boca Raton, FL from 9:30am – 12:00pm we've invited a senior appraisal expert from Nationwide to be interviewed by myself covering all angles along with a live Q&A. Andy Lazev has personally overseen over 1 million issued appraisals and is excited to come out and discuss a variety of topics including the appraisal ordering process, comparable sales vs adjustments, effective rebuttal process, garage/porch conversions, and of course a live Q&A to make sure everyone has an opportunity to get their questions answered!

If I were to sum up my observations on the state of business and its newfound relationship with technology in only two words, I would describe it as "Right Now." Every new technological discovery or creative modification brings consumers one moment closer to getting what we want immediately.
Is this a bad thing? Depends on who you ask, but in my opinion placing judgement on the direction the world is moving doesn't improve our position in the market. It's like walking down to the ocean and trying to change the flow of a wave that we don't like…it will accomplish nothing…actually it will do worse than nothing because we'll get soaking wet and covered in sand which would put us in a worse position than when we started. When I really think about it, it is a perfect metaphor for the consequences of judging the direction of trends instead of understanding and thriving in the environment they produce.
No matter if it is good or bad, it still is. Those companies slow to react to the needs of the customers they serve find themselves soon to represent another statistic. The impact on our industry is no different than any other, in fact in many ways, even more prevalent here. The purchase of a home is a MAJOR personal and financial decision, and as a result, our client and prospective homeowner's level of anxiety and need for answers quickly is even more prevalent than say, getting a new fishing rod in the mail. How many times have you had a buyer send in their documents and request a status update within 24 hours. What else do you need, when will we have an answer, when will the appraisal be ordered…in other words, the client wants to know whether they will be able to qualify for a house right now.
The demand for immediate responses served up with top tier customer service is very real. Many feel that the ability to do this with the use of human beings would be impossible – and as a result, some people have settled for one without the other – swift service with a mediocre customer service by removing the human element of the process.
I've always loved a good challenge, and so I decided to test the truth of this model being deemed impossible. Here's what I set out to accomplish with a team of human beings complimented by the benefits of technology:
A goal of this magnitude was considered to be impossible, it's not done now for a reason and the time table for some of our guarantees seems only possible through emphasizing technology – yet here we are today, ranked 22nd in the nation in agent purchase transactions – impossible is merely an opinion. We'd love to show you what we're capable of, give us a call for your next pre-approval or speak with any one of our many references that we continue to call partners.

Specialized knowledge is being responsibly knowledgeable.
I have a friend and mentor Tom who made his bones as an uber successful restaurant real estate broker. That's right, a restaurant real estate broker, who in fact played a pivotal role in making Atlantic Avenue in Delray Beach what it is today. Once in a while the two of us get together to catch up and I get the privilege of picking his brain and absorbing the fruits of his experience. At one of our dinners some time ago we had one of our more memorable conversations – is it better to be a generalist or specialist?
What is a generalist? A generalist is someone whose knowledge and talents span a broad range of areas and industries. On the other hand, a specialist is someone whose expertise is very specific. A good way of understanding this is to consider the following example:
Let's say we are looking at putting on a fresh coat of paint in our master bathroom. We do a little homework and surf the internet looking for new ideas to make our space come alive with a Florida ocean feel. Eureka! We've found exactly the concept we're looking for and head down to Home Depot, the general store for all of our home improvement needs. When we walk through the door, we have a general idea of what we need to accomplish our goal, so we approach customer service to direct us to the appropriate isle for paint and paint supplies. Once at the paint isle we are overwhelmed with options – so many different types of paints, brushes, materials, etc. We needed further direction from someone to help advise us as to how to accomplish our beach bathroom dreams! On cue, a nice man named Mike approaches us from down the isle – his nametag indicates he is a "Paint Specialist". Mike asks us how he can be of service, so we show him the picture on Pinterest and tell him this is what we want to accomplish for our master bathroom. Mike the Paint Specialist immediately takes into action. He identifies the best paints to match the same texture and how much of each will be needed based on our stated square footage. He then moves to the next part of the aisle and shows us what brushes we'll need and how to use them. Within a short period of time, we have everything we need to get started on our new project.
"To be great at anything you must specialize," Tom told me. "Those that understand this and design their business around this mentality will be very successful." I took this advice to heart, and I give Tom a great deal of credit for helping me to internalize this lesson years ago. I designed my business to service the agent, and as a result, a reputation for being able to close deals others cannot. This very mentality has propelled me to become #22 in the nation for Most Agent Closed Purchase Transactions in 2016, being ranked against 1,000,000+ other loan officers nationwide.
In my 20+ years of service to many of South Florida's leading real estate agents, I've found that each one having their own specialization is what has set them apart from their competition to reach the levels of success they each currently enjoy. Ocean front condo's, single family homes in Palm Beach County selling for less than $300,000 or first-time homebuyers, each one has specialized in some area of the market and sought to master their craft to garner a reputation for being the best at what they do.
"To be great at anything you must specialize."
We are pleased to announce our next event which will be hosted on August 24th from 9:30am – 12:00pm. Join us for a discussion with a chief appraiser whose personally overseen more than 1 million appraisals. I received an email from a real estate friend of mine yesterday about an update on the flood insurance bill brought to congress and how it might affect some of your current property listings. We'd like to thank David for his contribution, and remind everyone that we are here for you, and if you have any ideas or topics you'd like to hear more about please let us know so we can look deeper into it for you and get you a shot about it!
The 21st Century Flood Reform Act is looking unlikely to be finalized by Congress before the National Flood Insurance Program is scheduled to expire. The bill seeks reauthorize the National Flood Insurance Program for five years beyond its September 30th expiration date. The big picture goal of the program is to bring the NFIP back on stronger footing, i.e. they owe the U.S. Treasury $24.6 billion and hope to have it forgiven, provide aid for those unable to afford coverage, improve flood mapping and encourage greater private insurer participation in the market.
Keeping in mind, mortgage lenders require proof of property insurance before lending money at closing, and require proof of flood insurance in particular if the property is located within a FEMA-designated flood zone. If, let's say, a homebuyer is unable to secure flood insurance due to financial constraints or whatever, their closing would be cancelled or delayed. The state of Florida alone represents 40% of all NFIP policies in the U.S., so if you are a realtor who closes on deals here in Florida this is CRITICALLY important to your business to know!
Florida Realtors President Maria Wells said in an interview that agents should "take precautions if you have pending listings in September that are located in mandatory flood zones. Try to close before September 30th." While the National Association of Realtors is working directly with lawmakers to help pass a short-term extension of the current program to avoid coverage disruption should the main bill fail to pass Congress, the bottom line is this – if you are selling homes in flood zones, assume flood coverage will expire after Sept. 30th and plan accordingly.
Many of you might be asking yourselves, "how do I know if my listings are in a flood zone?" Two ways for you to get that information. One, type in the following web address:
https://msc.fema.gov/portal/search
Or option #2, give us a call at 561-864-2458 or shoot us an email at [email protected] and we'd be happy to help identify if any of your properties are in a FEMA designated flood area.
