A 22-year-old door-to-door pest control salesman knocked on my door last night. We didn't buy anything—but what he said during our conversation gave me one of the best sales lessons I've heard in a long time.
I asked him what he tells himself before knocking on a stranger's door.
His answer:
“I tell myself I’m adding value. I’m not selling anything.”
That one sentence applies to every mortgage loan officer, salesperson, business owner, and leader.
In this episode, I break down what Josh taught me about approaching prospects with value, creating instant rapport, handling the “I already have someone” objection, following up after a no, and controlling the conversation you have with yourself before you ever have the conversation with the prospect.
And there's another important lesson:
No doesn't always mean no. Sometimes it means not right now.
You worked too hard to get the conversation or meeting to simply disappear because the timing wasn't right that day.
The fortune is in the follow-up.

Everyone wants to know the secret.
What are the mortgage loan officers producing $100 million+ doing differently? What script are they using? Who are they calling? What's the big idea or silver bullet that can suddenly take your mortgage production to the next level?
Here's the truth: there is no silver bullet.
I coach some of the highest-producing mortgage loan officers in the country, and I've shared their actual daily cadence—their time blocks, non-negotiables, prospecting activities, scripts, calls, meetings, and what they do Monday through Friday.
The roadmap isn't the problem.
Execution is.
Most loan officers are willing to do parts of the plan. They'll try a new script, make a few calls, attend a seminar, or follow a new strategy for a couple of weeks.
But when the results don't come quickly enough, they stop.
The biggest producers understand something different: mastery comes from repetition.
They make the calls when they don't feel like making them. They have the meetings. They get uncomfortable. They fail, adjust, and do it again. They continue executing when the activity feels mundane and the results haven't shown up yet.
That's why I say:
