During the pandemic, all you needed to sell a home was a sign in the yard. Those days are over — and a lot of agents are still catching up.
In episode 149 of Your Two Favorite Realtors on the Internet, Bryant and Sandy get honest about what it actually takes to sell real estate in 2026. They call it the New-Old Way — timeless strategies that worked for decades before the Pandemic rewrote the rules, and that are quietly becoming the difference between homes that sell and homes that sit.
The three pillars they break down:
This one hits different because Bryant and Sandy aren't just talking about what agents should do. They're talking about what they themselves are having to relearn — in real time.
If you're a seller, a buyer, or an agent navigating this market, this episode is your playbook.
Everyone thinks winning in real estate means grinding the seller down on price. But here's the truth: shaving $25,000 off the purchase price only saves you about $175 a month. There's a smarter play.
In episode 148 of Your Two Favorite Realtors on the Internet, Bryant and Sandy break down their Triple Threat Strategy — three moves that stack together to get buyers the lowest possible monthly mortgage payment in today's market. From getting the seller to fund a temporary interest rate buydown, to having the seller cover your closing costs as a concession, to redirecting every freed-up dollar toward your down payment — this is the episode that unlocks affordability when rates aren't cooperating.
Whether you're a first-time buyer, moving markets, or squeezed by a school district, this strategy works. Real clients, real closings, real results.
Every extra 10 days on the market could cost you 1-2% off your sale price.
Spring market sellers — this one’s for you!
Here’s what the data shows:
Buyers today are patient and data-driven. The longer a home sits, the more they expect a discount. It’s just market psychology at work.
Smart move? Price it right from day one so you sell faster and keep more in your pocket. Overpricing hoping for a bidding war can backfire in today’s market.
If you’re thinking about selling this spring, let’s talk strategy before you list. The right price + right prep = faster sale and better net proceeds.
As always, thanks for tuning into Your Two Favorite Realtors on the Internet 🏡
"The real estate industry looks very different in 2025 than it did a decade ago, and if you're building a business right now, it helps to understand the landscape you're actually working in.
In this episode, we walk through some eye-opening stats that paint a picture of where the industry stands today — and what they reveal about the four distinct types of agents working in it.
Because not every agent struggles for the same reason. Some never fully commit to doing what the work requires. Others dive in but step back before the seeds they've planted have time to grow. Some put in the time and effort consistently, but build in a way that quietly works against the very clients they serve. And then there's the fourth type — the agent who shows up fully, stays the course, and is genuinely motivated by seeing the people around them win.
Only one of those four builds something that lasts.
If you're newer to the industry and trying to find your footing, or a seasoned agent who wants to be intentional about the kind of business you're growing, this episode is for you. We're not here to hustle harder — we're here to build better."
The joke is that Realtors wear many hats... one of those being the role of a therapists for our clients and for the agent on the opposite side of the transaction. It's true!!
Another great week of real estate is in the books and that means that Your Two Favorite Realtors on the Internet have been hard at work navigating the dynamic emotions of our clients and fellow real estate agents. Navigating the wants and needs of everyone at the table means that we need to be disciplined to listen before we speak and seek to understand before we are understood.
This really does divide the good from the great and it's a major focus for us here at Lovette Properties! Failing daily of course, but seeking to fail forward.
When you go to buy or sell your next home, ask your agent to explain where the opposing side of the transaction might be coming from. If you can better understand the position of your "opponent" you can better understand how to reach a win-win that gets the deal closed!
Where have Sellers been coming from? What about Buyers? This episode will give you the past and present look at both sides and how you can navigate the marketplace of emotion here in 2026.
Inventory is on the rise and that means more and more homeowners are on the move. But why??
Almost every market projection for 2026 has inventory and total sales volume WAY up from this past year and we want to break down why we think that is and what truly moves people.
Spoiler... it's NOT interest rates or equity!
Those factors play significant roles in our market's movement, but what ultimately motivates people's real estate decisions hits closer to home. We break it down and as always, our goal is to help not only educate, but to equip you with what you need to make a solid real estate decision when the time comes.

Happy New Year!
Have you ever consider purchasing a NEW home? Ever wonder why someone might choose new construction over an older home or why you might want to steer clear?
In this week's episode, we break down both the pros and cons of buying new construction and how you can use take advantage of what builders are offering home buyers in this particular market environment. Everything from incentivized loan terms to paying for your closing costs.
So why might someone want to stay away? Risk is the first word that comes to mind... new communities have not proven themselves yet and could thrive or stumble. The home itself is also untested and could reveal construction mistakes or issues as the home settles into the home it wants to be.
So regardless of your choice, go in with eyes wide open! We're here to help you do just that and let us know if this info helped you in making your next buying decision.
As always, thanks for tuning into another episode of Your Two Favorite Realtors on the Internet! See you on the next one!

We all know people buying and selling homes, and both sides sound as if they have leverage—unwilling to budge or compromise.
Buyers aren’t willing to pay asking price or purchase without concessions for repairs, while sellers are listing their homes as if it were 2021 all over again!
The market has been soft the past two years, yes… but sellers have still seen local appreciation at a steady clip despite higher interest rates. We can thank low inventory and strong demand for our local market here in the Triangle area—and the truth is, we don’t see that changing much in the near future.
But for the first time in nearly a decade, buyers have been able to successfully push back against seller demands. As inventory has risen and days on market have increased, some sellers have grown desperate to move and therefore more willing to negotiate.
This has all contributed to what we’re currently seeing as a Buyer/Seller Standoff—and it’s been fascinating to watch!
What will happen next? That’s hard to predict, but our take is that as interest rates adjust downward and more buyers return to the market, sellers will soon have the upper hand again. Buyers may want to target this immediate fall market to avoid the crowds heading into 2026.
