Dong Yunhu, director of the Standing Committee of the Shanghai People’s Congress and head of the Shanghai delegation【代表团】, said at the panel discussion today that the government needs to take people’s well-being into consideration while developing the economy. Lawmakers and political advisors from Shanghai shared their thoughts on education, technology, and science. Zhang Hong has the details.

Some lawmakers noted that cultivating top-notch talents in basic sciences is one of the highlights in the latest government work report. Lawmaker Gu Xianglin believed cross-disciplinary education methods should be taken.

Some political advisors noted that while the integrated development of the Yangtze Delta has been going on, administrative hurdles【障碍】still exist. A political advisor proposed setting up an alliance for scientific researchers in the region.

By the end of last year, only 3.9% of invention patents in universities and colleges in China applied to actual products. A political advisor called for more support to boost their applications.

2. SHANGHAI’S SECOND-HAND HOUSING MARKET REBOUNDED IN FEBRUARY

The latest housing figures released today show that in February, 19,000 second-hand homes were sold in Shanghai, up 139 percent from the previous month and clearly a sign of a potentially rapid recovery to the 20-21 level. Lei Shuran has more.

The number of potential clients at real estate agency offices has been on the rise, with the number of new listings rising as well. Agents say they are coming across interested buyers virtually all day long.

Customers’ desire to buy homes is now more firm than before the Chinese New Year. No matter for replacement or immediate need, they want to finalize the deal. Before the Chinese New Year, the conversion【转化】 rate was one deal per 30 showings, but now it’s one deal per 20 showings.

Analysts say the data confirms what the agents are reporting.

The overall market recovery after the Spring Festival has been very good, the buyers’ wait-and-see mood has been eased, and they are more active in the market, and more confident in the market now. With confidence boosted, people are more willing to enter the market to buy. The market vitality is expected to continue in March and April. The possibility of a follow-up price rise is relatively low, because the overall prices of homes currently on sale are still relatively high, and owners prefer to sell them as soon as possible rather than to wait to sell at a higher price. So at the moment it is still mainly about reducing inventory.

Data also showed that the average transaction price was down slightly compared to that of the end of last year, while still holding up at around 40,000 yuan per square meter.

Chinese Foreign Ministry spokesperson Mao Ning said today that de-coupling not only goes against development in the industry, but would also come at a huge cost to the United States.

It is natural that the United States wants to keep its leading position in the world in the high-tech industry. But it is crucial to maintain fair competition. No one should seek scientific and technological hegemony at the cost of other countries’ right to develop, let alone destroy the global production and supply chain for their own selfish interests, making the already fragile world economy even worse.
