I was chatting with a friend today about coworking and its value when they hit me with this question:

"What's your mother's ROI?"

It stopped me in my tracks. How do you measure the return on investment for something so invaluable?

That led me down a rabbit hole of thinking about coworking—specifically, Write Club.

In 2014, we started Write Club in a coworking space in Hackney.

It was just a group sitting around a table, writing and talking about writing.

That's it.

No bells, no whistles.

Fast forward 10 years, and Write Club is still going strong.

The people have changed, and the conversations have evolved, but what is the value?

That's immeasurable.

The ROI of that community is phenomenal.

For me, it's been a crash course in writing, creativity, and understanding the challenges creators, freelancers, and project-makers face.

And it all came from being part of a coworking space—a community that doesn't just share space but shares experiences, wisdom, and support.

So, you can't slap an ROI on your mother.

But what is the ROI of coworking?

Is it being surrounded by a community?

That's priceless.

Very annoyingly, you always need to do more marketing than you think you need to do.

A perfect example is last year we did European Coworking Day, and we had 25 spaces take place in London.

There are around 145 across Europe, and we're all talking way earlier about it this year.

So I'm recording this in November 2024, and we're all talking about European Coworking Day, which is the 14th of May 2025, and we need that amount of time to get in people's heads schedules.

By January 2025, people will start paying attention in the way we want them to, and then people will take action about March or April, and there'll be a mad rush as with every event just before the whole thing at the beginning of May.

But it would help if you got into people's schedules, heads, Instagram feeds and stuff like that, and you always need to do more marketing than you think.

How often do you need to reach out to someone before they buy something from you?

Most assume it's just a couple of emails, maybe a well-placed Instagram post, and boom-done.

But here's the reality: it usually takes between 7 and 15 touchpoints before someone is ready to purchase.

It's funny. I've fallen into the trap, too, thinking one well-crafted message will do the trick.

My friend Jon reminds me regularly, though: Marketing is a commitment, not a campaign. 

It's not about a single email or social post.

Think about it-how often have you bought something big just because of a single email?

Probably never.

We need those consistent touchpoints to build trust and stay relevant.

If you haven't done any marketing for a while and suddenly blast out two emails, it's unlikely to move the needle.

You're not Gary Vaynerchuk, and neither am I.

The people who keep at it-showing up, staying in touch-are the ones who see results.

It's not a surprise when they finally reach out with an offer; it's the next natural step.

The Secret to Making Your Coworking Space More Than Just Desks

So, OF COURSE, you want your coworking space to be more than just desks and Wi-Fi.

One of the best parts of coworking is the collaboration – it's one of the core coworking values.

Over the past 15 years, I've been in countless coworking spaces, and the ones that stand out are the ones where people genuinely work together.

But here's the thing: members won't just collaborate because you put a sign up saying "collaboration encouraged."

There's got to be a genuine reason for them to join in – something that helps them move their projects forward.

People weigh whether joining in will make a difference to their week, even if it's subconscious.

They'll stay focused on their work if they don't see the benefit.

That's why creating those opportunities for people to connect, share what they're working on, and even team up on something is crucial.

It could be as simple as a community lunch or an event.

But it comes alive when you get people doing something together – not just chatting about it.

When we have to work on something together, we create friction, action and reality.

One of the best things we ever did was set up the Creator Write Club in a coworking space; it has people alone - together, and the better the group, the better the vibe.

It's about getting your hands in the clay and making collaboration real.

Stop Wasting Time on 'Just-in-Case' Learning!

One of the biggest time-wasters is just-in-case learning-where you dive deep into a tool or topic "just in case" you need it.

Learning is great, but in community building and coworking, this can swallow up hours better spent on actual work.

I LOVE learning but had to go 'cold turkey' on wasting time on 'Just-in-Case' learning!

Just-in-time learning, though, is a productivity hack.

If you say you're organising a coworking event and would need to send a targeted email.

Instead of exploring the entire software, you go straight to the feature you need and ask an AI tool, 'How do I set up this segment?'

Done.

Task finished, time saved.

Just-in-time learning is fast, direct, and solves immediate problems.

Next time you're tempted to dive into every feature, ask:

'Is this for now, or 'just in case'?'

You'll save time and get more done.

European coworking day is set for the end of May 2025.

Yeah, it feels like ages away, but here's why we're kicking this off now: the earlier we start, the more room everyone has to jump in and make it their own.

Last year, we saw a pattern at the London Coworking Assembly.

When people figured out their plans, they were already neck-deep in running their businesses, managing communities, and keeping their coworking spaces buzzing.

Adding another thing?

It felt like an overload.

So, here's the move: we're talking about it now. We want to start the story earlier.

Early chat means less last-minute scrambling and more time to build up that good energy.

Last year, as the big day got closer, something clicked-ideas flew around, people stepped up to help, swapped event platforms, and pivoted from "space jumps" to "tea parties."

Suddenly, collaboration over competition was on all our group calls.

Who is your ideal coworking space member? How would you describe them?

I get that this exercise can feel boring—writing down precisely who that person is and having a natural thinking about it.

But here’s the thing: when you see them, you’ll know them.

And this isn’t your typical “buyer persona” for a marketing pitch. It’s about finding the type of person to help create the community in your space.

Now, if you’ve got 5,000 desks to fill, maybe your ideal member is just anyone with a pulse and a chequebook!

But when you’re creating a community (which I think is where the real opportunity lies in the coworking and flexible workspace world), the question is, who is that ideal member?

How do they gel?

How do they fit in?

What do they bring to the space?

I know I find this hard to do myself, but getting it on paper sometimes makes you see things you didn’t even think of before.

So, people only give you money to be a coworking space member because it works for them and helps them make money.

As horrible as that. And so many times, I've heard about tours in coworking spaces.

I love the space. It's a fantastic space, an inspiring space.

And the places I sit in are all of those things. But if it doesn't... If I don't get my work done and if I can't get my shit done, it's useless.

And this is... I like a lot of internet marketing, and I like coworking space marketing.

I see people applying tactics from internet marketing to coworking space marketing, like 10% off offer, 50% off, and blah, blah, blah, don't buy today, free beer.

They're all gimmicks.

When you're building a membership in a community, you want people who are deeply committed to themselves and your building as far as they're prepared to do that.
