So, how many leads does your coworking space need to make a sale?

It depends on the size of your coworking space because the bigger it is, the more leads you need and the lower the conversion rate.

You probably need fewer leads than you think.

When you work out what that figure is, you can ask, how many leads I need to generate in my business each week to make sales?

I would argue very strongly that most people's minds are made up by the time they get in the building because the buyer journey happens online.

They'll decide by the end of their tour with you if they have any plans to commit.

They can self-select.

Making sales is pretty straightforward.

It's the lead generation you need to work on.

I remember when we ran our freelancer group in our coworking space in Euston.

We were all sitting around the table sweating about sales and marketing and how to get customers.

We went around the table and asked how many customers we could handle once.

For most of us—we were all single-person businesses—we only needed around four customers at a time.

However, we stressed needing as many customers as Trello or Coca-Cola to survive.

So, how many leads do you need for your coworking business or community to run at capacity?

It is less than you think.

How many seats do you have?

How many seats are making money this week?

How many seats are free?

Check this each week at the same time.

Prioritising Values and Community Over Branding for Small-Town Coworking Spaces

So, I was talking to someone who wants to start a coworking space in their tiny village.

They were getting all wrapped up in the brand, identity, and marketing stuff like that.

In those types of situations, you need to get going.

It's where you quickly start a pop-up coworking space, you get some people together, and it grows.

Legend coworking communities like COWORKLISBOA and Indy Hall in Philadelphia started like this.

Many other spaces that are very locally focused started with some people getting around a table and doing stuff together.

People need to understand brand identity with values.

We talked about this in a podcast I did with Sir Caleb Parker the other day.

Your brand is what you stand for.

Because, like my friend Chuck D said, if you stand for nothing, you'll fall for anything.

And that is vitally important, particularly in a very intimate, rural, close-knit village setting.

Being all big and shiny, hiring Felix Baumgartner to do Space jumps for you and everything like that is for big brands.

Your brand needs to be very personal, connected and relatable.

That sustainability word.

It is one of the core coworking values. In a recent Coworking Values Podcast with Dina Sierralta, we discussed how the German Coworking Federation has adopted the 'sustainability' word and value for the year.

Sustainability goes beyond crowd-pleasing, marketing gimmicks, and B-Corp green talk.

Sustainability has many facets, and here are three straightforward ways to approach it; all of them are important.

1. 🌍 Going Green:

It's not just about slapping some green paint on the walls and calling it a day.

We're talking about severe eco-friendly action here.

You know - climate change and all that.

We're on it with recycling, energy efficiency, and everything that makes our spaces not just places to work but places that work for the planet.

2. 💰 Does the Math Work?

Here's the real talk—economic sustainability.

Is your business model solid?

Can you keep those doors open forever and ever?

It's about ensuring we're not just scraping by but thriving.

Can we still be here, making a profit, in a year?

3. 🧘‍♂️ Member Well-being:

Let's not forget the backbone of our spaces—the community.

Are you building a place where people feel good and want to stick around?

You know it's easier to keep a member than to keep finding new ones.

If you had to pick one marketing tactic to implement for your business or community, it would be to have an email newsletter.

An email newsletter sent regularly is the most powerful thing you can do.

By dedicating time to craft your newsletter, you gain a deeper understanding of your business, keeping you informed and in control.

You have to write it; you have to think about who am I writing this to.

What would I say if they were standing in front of me?

So, say you have four things in your newsletter. You send the newsletter to many people, then you can break that content down and put it on the internet in other places, like YouTube and social media.

When you do this repeatedly, people will start to connect with who you are.

Remember, your newsletter is not just a platform for offers.

It's a killer strategic tool for turning your audience into a community.

So many people say 10% off if you book by the end of the day.

In other words, they only email when they are desperate or want something.

Consistently sending an email newsletter is one of the best things you can do for your business.

How do you attract new members to your coworking space?

One of the simplest things to do is to have what @michaelport calls an "Always come to event."

So instead of saying:

"Yeah, pop in some time!"

You say, "We have this writing club on Wednesday."

Or

We have this community lunch every Tuesday; come and say hello!

It works because you're inviting people to a time-limited event.

It's risk-free.

If they're there for an hour or two, they know they can get in and out and don't need to make any weird exit excuses.

So then you have something simple and quick to say to people.

Here's the link.

Come and book, and meet me there - all the details are on the link.

Always come to this whenever you are nearby.

You'll meet some great people every time you come.

It's always on, same time, every week, every month.

It's a recurring event.

It's easy for you to remember.

It's easy for your members to remember.

It's easy for the people who might or may not come to remember.

Also, as a community manager, you can make a time box on your schedule for when a group of people will be in your space.

It's better to have ten people come to see the space and connect in one go than ten people for ten random viewings.

Remember, you must tell people about 27 times you have an event before they press a button to book.

(Well, something like that!)

Consider your coworking space's meaningful role in creating a sense of community in your local area.

It has way more meaning than a workspace for people.

It serves as a distinct platform, bringing people together in a way that was traditionally only seen in places where people gathered at pubs, places of worship, community centres or youth clubs, which are now scarce.

A coworking space is a connection point for diverse people, sparking unique collaborations over coffee, shared work, or joint events.

All over London, from Plaistow to Putney, you'll find coworking spaces hosting various activities, including weekend markets, networking events, film nights, childcare, workshops and classes, and startup events.

As our society evolves, the role of coworking spaces as vital platforms for community building becomes increasingly significant, inspiring us to embrace their potential further.

For me, this is a coworking space's true essence and possibility.

I say meaningful because it's different from the impact we love discussing.

Impact feels like a metric.

While meaning as a connection point for community building is more magical.

You spin and juggle many plates as a community manager in a coworking space or a neighbourhood workspace, particularly a smaller one, like a micro or small business.

One way to better use your time is to learn how to use the software you have.

The more you can get out of the software, the more time you'll have to hang out with your members.

If you are a business owner, please consider the software you choose to give your community manager and staff.

Don't drop 17 different types of software on them because you read the website's front page and think it's fantastic.

The less software you have, the more you use it.

For example, most people only use 10% of Google Docs or 10% of Word.

All those features never get found, let alone used.

However, learning how to use the applications and software saves time in the long run.

As my grandma used to say, a stitch in time saves nine.

The payoff for learning the software upfront is more time to spend with your members later on.

Do you have a sales problem, or do you have a marketing and communication problem?

You must know that people are researching you before they set foot in the building or book a call.

At least 80% of the buyer journey happens online.

So when people get to your coworking space, it's a gut feeling.

They walk in and tell themselves I could spend eight hours a day here, or I couldn't.

So, there's very little pitching or selling that needs to happen.

There's a lot of setting up this sale so people can decide.

So there's no "press hard, the third copy is yours," the "Ben Franklin close," or even cold-calling people.

Most of the sales are likely follow-ups.

So many people, including me, experience nothing happening when I'm inconsistent in my communication.

And then, a lot happens when I put in the effort and am consistent.

Look at your sales process, what happens, and how your website works.

What does your header say on your website?

Because so many people need to correct those header words.

Do you say what you do or say something wishy-washy, like "communication and connection" or "reimagining work" when you're in a coworking space?

There was a time when 80% of the coworking spaces in London were in zone one.

And only the truly visionary and daring would open a coworking space in zones six, five and four.

I've spent most of my life living in London's zone four, and finding a local coworking space has been difficult.

But now they're everywhere.

And a coworking space is not just a place to go and work.

It's more than that; it's the potential linchpin of the local community, a place for people to come to work, connect, and make a real difference.

There's also an active conversation about how climate change and coworking connect.

The potential for coworking spaces to adapt to this change is significant.

As people travel less and become more local, these spaces can serve as new centres of work and community.

If you were one of those coworking spaces that opened years ago and were local, now is the time to go for it, connect with the local community, and play and expand your role.

There are so many businesses; this is a UK stat: 20% fail within the first year, and 60% don't make it past five years.

What can you do to prevent that?

You can do many things to avoid that.

But an easy one is getting together with other people who are going on the same journey.

Time and time again, in so many projects, especially in the London Coworking Assembly, a vibrant community where people come together over a coffee to informally share what is happening.

I've heard things like said like:

Did you know how to press that button in the coworking space software?

And I didn't realise that the accountancy app was connected to that, and that app does not sync with my coworking space software.

And have you tried this?

Cause we tried this, and that happened.

Remember, it's all about constantly going on a shared journey, where each experience, whether a success or a challenge, is a valuable lesson.

If you can find a way to do it, getting together regularly with other people doing the same things might seem like competition.

Maybe you are scared they will steal all your ideas and secrets, but running your business is so personal that getting together with others doing the same thing can only help you.

At times does seem like a time suck and effort, especially when you are busy - but it is so worth it.
