Most realtors run pretty straight up businesses. No surprises. But there are bad apples in every basket and that’s when the Real Estate Council of Ontario (RECO) steps in.
In this episode Des and his business partner Jennifer Scaife walk through several recent examples of naughty agents including one… who couldn’t keep his pants on.

Just look around the City of Toronto and you can se proof of residential growth… all those construction cranes building new condo buildings. They’re under construction because people have already bought them.
Pre-construction units are bought by three types of buyers – someone who will eventually live there, an investor who will rent it out, and flippers. If you’ve ever thought of purchasing a pre-construction unit, this episode will fill you in on the things you need to know.

The Bank of Canada has decided to hold its overnight interest rate at 4.5%. That’s what’s making headlines. But what are the story lines deeper in the details?
Longer term rates are starting to come down, although they may not be the best option. Longer amortizations are also in the details. Some as long as 70 years. Banks have been given the green light to expand amortization lengths to help people avoid the need to sell if they’re on variable rates. Of course, that’s going to stop people from being pressured to sell their homes, and that, of course, is going to have an impact on home prices. It also means banks will reap the dividends of this.
In this episode, a closer look at the fine print of what’s happening with interest rates.

Most realtors are fair, honest, trustworthy. But sometimes the bad apples make an appearance.
In Ontario, the governing body is the Real Estate Council of Ontario (RECO). And when Agents do naughty things, it’s RECO that decides the punishment.
In this episode we look at a few cases where RECO had to get involved. Like the Agent who spotted five dollars in loose change in their client’s bedroom and decided they could use a little coffee money for themselves and who would notice? The client’s bedroom camera noticed.

Sometimes things can get nasty. Wrong. Dirty.
Real Estate agents do their best to protect their clients in every conceivable way. But sometimes, even after a fair deal has been signed, things can happen. In extreme cases you can have one side try to bully the other into an even better deal.
In this episode Des connects with lawyer Gavin Tighe of Gardiner Roberts to outline a story where unscrupulous buyers tried all the dirty tactics they could find to muscle their way to a better deal.
Guest: Gavin Tighe, Senior Partner, Gardiner Roberts LLP
Gavin has been certified by the Law Society of Ontario as a Specialist in Civil Litigation since 2003 and has appeared as lead counsel at all levels of Canadian Courts including the Supreme Court of Canada. He has significant experience successfully representing clients in several Canadian provinces and before tribunals in both Canada and the United States

Ultimately your goal with home staging is to create light and space, or at least the feeling of space.
Tamara Grierson has been working with Des for years and they’ve had phenomenal success. In one example a homeowner sold their property in the end for $100,000 over asking, thanks primarily to the staging.
When it comes to Spring staging, box up your winter wardrobe, do some spring cleaning, and remember, black mulch is your friend.

You may have seen or read about this story on CBC. But wait until you hear all the details.
CBC Toronto been running a series of articles on real estate fraud of a different kind the last couple months. Thieves posing as owners of homes, selling the properties, and disappearing. Only to have the real homeowners find out weeks later.
Recently the Real Estate Council of Ontario (RECO) sent a memo to is members reminding them they’re required by law to verify the parties in any transaction.
It’s happened at least seven times in Toronto, most recently just weeks ago. It’s scary, it’s audacious, it’s still happening, and as frauds go, this one is disturbingly simple.
Guest: John Lancaster, Team Leader, Investigative Unit, CBC News

The history of Black people in Upper Canada goes well back to the 1700’s. Many of them were slaves brought to Canada by Loyalists fleeing the United States.
1834 saw both the abolishment of slavery in Canada and the Town of York renamed the City of Toronto. It was in this period between 1834 and through the end of the American Civil War the Black community in Toronto first grew. Many of them brought an entrepreneurial spirit like Thornton and Lucy Blackburn who started a livery service and owned a number of properties. Wilson Ruffan Abbott ultimately owned more than 50 properties.
Many of the properties these Black entrepreneurs owned would now be considered absolute prime real estate in Toronto – but the 1950’s and 1960’s saw many of them forced out.
There was also a strong migration of Blacks from the Caribbean starting at the end of the Second World War.
Take a trip back in time through this episode and get an appreciation for Toronto that is seldom taught in schools.

ReHousing is a research project that explores how to convert single-family homes into multi-unit housing. And the idea is to use affordable, common-sense design to yield high-quality space.
It’s a collaboration between the University of Toronto, Tuf Lab and LGA Architectural Partners.
The projects developed through ReHousing, in aggregate, seek to counter patterns of segregation and exclusion that have been typical of the production of North American suburbs.
