Hello, and welcome back to the Mortgage Mum podcast with Sarah Tucker.
In this episode, we are going to be doing some questions and answers again, which worked really well in our previous episode.
This time we are covering the topic of high net worth mortgages, which can sometimes fall into specialist finance. As you may or may not have seen, we've recently launched The Mortgage Mum Specialist Finance as its own company and It’s headed up by myself and Shelley Walker, who’s managing director of that business.
We would love to do another episode in the future with Shelley as part of the specialist finance podcast. But for now, we want to answer your questions.
We've had lots of them about how high net worth can be factored in differently for mortgages, so hopefully we cover them all for you on today’s episode.

“Demystifying the million pound mortgage”
Welcome to this month’s episode of The Mortgage Mum podcast. This month’s episode is hosted by two of our expert mortgage brokers, Kim Balasubramaniam and Katrina Horsted.
With backgrounds in high-end events and luxury fashion, Kim and Katrina are well versed in dealing with discerning, high net worth clients.
In this episode they discuss the million pound mortgage; why you might need one, how to get one and how working with a broker in this space is vital.
Kim and Katrina discuss the need for million pound mortgages, both in the residential, buy-to-let and development sectors, particularly for those families wishing to move to their forever homes.
They talk through affordability considerations; for those clients with complex incomes, background investments and illiquid assets and how different lenders take these elements into consideration.
Katrina shares the types of mortgages available for larger loan sizes and the considerations that should be given to each, and Kim discusses the various repayment options available.
Finally, the pair share how working with a broker in this space is vital both to save the client time, and to lean on their expertise and relationships with lenders and their specialist larger lending teams to ensure a smooth journey to completion of that million pound mortgage and forever home.
Eliot Darcy is the CEO and Founder of Own New. Own New is dedicated to solving problems on the housing market and helping people to buy new homes.
This episode focuses on their Rate Reducer scheme which they have brought to the market which gives buyers access to lower interest rates when purchasing a new build property.
Charley O'Neill, Senior Mortgage and Protection Advisor at The Mortgage Mum chats to Eliot about the advantages of the scheme, where the idea came from, a bit about Eliot’s history and advantages of buying a new build.

Welcome to April’s episode, where guest host Gemma Bennett, Senior Broker at The Mortgage Mum, takes time to discuss getting mortgage ready when you have a fixed term, temporary or zero hours employment contract.
Being employed doesn’t look the same for everyone and if you have an employment contract that isn’t considered permanent, you may need to consider a few extra elements to help lenders understand your current and future income, when it comes to applying for a mortgage.
Since working in the mortgage industry Gemma has seen just how varied lenders are in their approaches to contract workers and uses this podcast episode to give you an overview of things to consider and how to get yourself in the best position.
Essentially it comes down to offering the lenders as much evidenced security of your income levels as we can. We do this by looking both back at your recent employment history and forward when it comes to non permanent contracted employment.
Gemma hopes she can shed some light on what’s required and what is most helpful if you’re in this position. Please don’t hesitate to ask any questions.
