Over memorial day weekend, I talked with my friend, Suzanne, about her real estate investing journey. This is the second in a two-part series. In the first part (episode 25), we talked about buying her first property in New York as an immigrant woman, how she assesses an investment property and the biggest resource for newbie real estate investors.

Suzanne Brume is a management consultant (an executive at that), an avid fitness enthusiast, a real estate investor, and an investor in many other engines. She lives in New York City but has spent a lot of her time exploring the world. She believes in utilizing the tools we have to build financial independence, and also educating women and black people to be able to do the same. I don't know about you but I love graduations and I'm a sucker for a good graduation speech. Something about that transition from being a student to adulthood (such a scan btw) always has me in my feelings about the journey culminating in those moments where we don our caps and gowns. Celebrating the accomplishment and looking ahead with great hope for the future.

When Nina reached out to ask that I share things that I'd tell my younger self, I had to do it! I could have gone on and on but I wanted to keep it around 20 minutes (way longer than a typical graduation speech). Here are 8 things I wish I knew as a brand new graduate:

1. You are not behind on life, not now, not ever
2. Focus on relationships always but know that they will evolve
3. Normalize therapy and asking for help
4. It's time to get down and dirty with your finances
5. Cultivate the habit of giving back
6. Decide who you are or the world will define you
7. No one has done this before, we are all winging it
8. Always do your best work

Bonus: Find your voice and use it, but don't wait to feel courageous. Move even in uncertainty.

Moving abroad is a big deal! Many times we do it for better opportunities, for education, for our careers, for love, for our children, or for a different life experience. Sometimes being financially prepared is an afterthought in the migration journey, but it shouldn't be. In this episode, I share 7 things to do to prepare your finances as you move abroad. These include:

2. Saving for the move (how much should you save)

Too many of us start off on the wrong foot when it comes to building our credit. Whatever your credit is today, know that you can take steps towards a better credit score. In this episode, I share 5 ways to improve your credit score today:

1. Payment history
2. Credit utilization
3. Keeping your oldest credit cards
4. Using a secured credit card
5. Having a mix of credit types (mortgage, loans, car loans, mortgage types)
6. Being added as an authorized user on another card (Bonus)

My ultimate goal is to be in a position where I don't need credit. But until then, here's to improving but not obsessing over credit scores.
