When analysts comment on the state of the market, they look to house price indexes from the The UK House Price or Nationwide or Halifax as they try to predict future trends.

But these indexes have a time lag given that the the length of time it takes on the open market for a home to go from 'sold subject to contract' to legally sold can vary between six weeks and six months.

By contrast, it’s often said that what happens in the auctions is a barometer for what happens in the wider market six months later.
