We go behind the scenes on Dan's latest development, a huge office conversion that is over 30,000 sqft.

Dan spotted the huge potential for this property to achieve £10m GDV and £3m+ margin after it had been on the open market for a while after it had a sale fall through.

In this podcast, we discover how Dan, as a 15-year-old labourer, started to learn about property development, how he progressed through the different types of developments, how you can also start in property and we finish off with Dan's top three tips.

We also learn how Dan creatively divides this large site to make use of all the planning and development opportunities, what his planned exit is, and how to build a Profit Profile development that can earn 6 and 7 figures returns and with just having 1 employee!

This project tested Dan and his team and took just over 1 year to complete, but the bigger the problems the bigger the profits and when you can find the margins that the masses miss, the returns are through the roof.
