One of the biggest questions I’m always asked is “What is the secret to success in the art of deal making?” Well in this podcast I’m going to tell you.

I see entrepreneurs and investors running around trying to squeeze the pips and take all the money off the table, all with a scarce mindset so consequently feel anxious about negotiating and just try and take everything they can.

My view however, after two decades and tens of millions of pounds of deals, is completely different and in this podcast I’m going to take you through the Win Win Win Blueprint, which I believe is the secret source to become a World Class deal maker in investments, business, and property.

From working 12-hour shifts as an electrician to becoming a successful Property Entrepreneur and co-director of Haines Homes, Katie’s journey is one of transformation, resilience, and vision.

Alongside her brother Josh and cousin Jacob, Katie started building a rent-to-rent HMO portfolio while still an apprentice—juggling long hours, low pay, and the constant grind of chasing invoices and managing projects. Like many entrepreneurs starting out, the business consumed their lives, leaving little time for family, hobbies, or rest.

Everything changed when Katie joined the Property Entrepreneur Programme. With clear direction, expert mentorship, and the support of a like-minded community, she and her family were able to turn their business around. Katie got "off the tools", launched her passion project Breathe Blueprint, and began focusing on high-value work that delivered both profit and personal freedom.

One of her most impressive achievements to date? Converting a 3-bed house into an 8-bed co-living space—projected to generate over £67,000 in profit.

Through strategic planning, financial forecasting, and learning to treat family like business partners, Katie has not only built a thriving business, but reclaimed her time, her energy, and her life. Her story is a shining example of how building a Life by Design is not only possible—but powerful.

Originally from Canada and now living in the UK, KC’s journey is a remarkable story of going from chaos to clarity—professionally, financially, and personally.

Three years ago, KC was managing a chaotic property portfolio, navigating a complex refurbishment gone sideways, and homeschooling her two children. She was balancing motherhood, business pressures, and cross-continental property challenges—all while feeling stuck and overwhelmed.

After joining Property Entrepreneur, KC found the support, clarity, and strategic insight she needed. She sold her Canadian portfolio, resolved tax complications, and simplified her business. This opened the door to a new income stream of nearly £50,000 per year through catering, private mortgages, and renting out space in her home.

With a clear financial plan and renewed confidence, KC made the bold decision to take a year off to travel across the Canadian Rockies with her husband and children. Through detailed due diligence and a shift in mindset, she realised she had already achieved her financial goals—and didn’t need to chase arbitrary figures.

This month we welcome Gareth Morgan. Gareth is based in South Wales with his wife and 2 children. Gareth has been a mortgage broker for 15 years and property investor for 10 years . He runs his mortgage brokerage Prime Property Finance with his business partner and a team of 11. 

Gareth joined Property Entrepreneur in 2023 after being recommended by a friend and is now on the Advanced Programme. He shares his key takeaways from Property Entrepreneur and his progression to working on the business rather than in it.

Property investing is not without its challenges and whilst it’s great to hear success stories, we also think it’s important to cover projects which don’t go to plan as that is where the biggest learnings are. 

That said, we thank Gareth for being open and sharing the details on a project with its fair share of challenges. 

Gareth and a business partner agreed to buy a detached property in South Wales and got Pre Application (known as Pre App) approval to convert it into 6 self contained flats with a care provider in place and 2 new builds in the rear garden. 

He then bought the property and submitted the full planning application only for it to be refused. We then cover how they overcame this and the challenges with the care provider and his top tips. 

The headline numbers are : 

£180,000 purchase price 

£200k refurb + holding costs 

+ £45,000 from sale of rear plot 

£350,000 mortgage valuation 

Cash flow £1200 pm

8.5% gross yield 

17% return on cash employed
