In this episode of The Blueprint Podcast, I break down one of the simplest deals I've ever done. A pre-auction purchase that created nearly £200,000 in equity and £3,000 a month in cashflow, all with no money left in.

I walk through why the numbers made it obvious, how buying at £47,500 per room in a prime area was a no-brainer, how securing the operator during conveyancing locked in the deal, and how the entire process, purchase, refurb, lease, and refinance, was completed inside 90 days.

This isn't hype. It's maths, speed, and decision-making. A real example of how easy money looks when you know exactly what you're doing.
