In this episode of The Real Build, I wanted to discuss the closing process and how we go about the final touches in the homes we build. This has been heavy on my mind because we currently have two houses we are closing on. It is a lot of leg work to get everything finalized.
Painters, Trim Carpenters, Cabinets, appliances, tile, countertops, electricians, low voltage, and more! People are running around in all directions.
So what do we do to deliver the best product we possibly can to our clients and this should go for all builders.
Punch outs -
-Establish a date that works for everybody - Don’t rush - Customers, you have to understand if you rush the builder, things will get missed. Give your builder time.
- Walk the house and make a list - Write down all tasks that need to get done before the closing date. This is a must for the builder
Customers, it would be best if you did it too. Walkthrough with the builder and compare notes - yes, this takes more time, but time and communication matter in a custom home. Once the builder has the house clean, walk around, make your list, and compare it with the builder.
The Blue Tape, We should buy stock in rolls of it. - What am I talking about? This process is a crucial process to the closing of our homes. We go around room by room and look at every detail in the home. If there is any imperfection, we mark it.
When we punch out, we want perfection. Trim, walls, tile, cabinets, counters, caulking, closets, ceilings, outside, pavers, everything gets looked at. Even the tiniest details are marked.
Get all inspections finalized a week before the closing. You need inspections done to close. And get a C/O. So get them done early to have plenty of time to focus on the punchouts.
Clean - The home should be cleaned a couple of times, once before punch out and another before the final walkthrough
Double-check the list
The final walkthrough with the clients and make sure all items have been finalized.
