Have you ever heard yourself say, "I just don't have enough time to do [fill in the blank].
This is one of the most common excuses we hear from prospective students of our Zero to Freedom and Accelerating Wealth courses.
They say, for example, "it's not a good time, maybe in 6 months."
We understand that life happens and some people legitimately have more important things going on in their lives that they have to prioritize.
But our guess is that it's the minority. Most people thinking about getting into real estate investing, DO have the time.
Where does this come from? Oftentimes, it's rooted in fear. It's an excuse that they make up in their minds to help them cope with the fact that they aren't taking action.
The reality is, they just aren't making it a priority.
Ultimately, we all have the time to handle whatever we make a priority. If a loved one fell ill, you'd find the time to take care of them because their well-being is a priority to you.
So, is becoming financially independent a priority for you?

If you gave $1MM to a poor person with no skill at managing money, and did the same with a self-made millionaire, what would happen? We explore that very question in this week's episode.

One of the most common laments we hear is "I just don't have enough time for this stuff."
This week, we talk about how putting on our own oxygen masks first (figuratively speaking) has made us each more productive. That has had the effect of giving us each more time in our day.
Check it out and see if adopting something similar can add time to your day as well.

As a one-man show, John Brauc at one time amassed an empire of 1,000 rental units. He once purchased a distressed property for only $50k that the bank had on the books at $4.5M (a 99% discount!). John has also gotten hundreds of thousands of dollars in FREE repairs and renovations. In this episode, John holds nothing back and spills all the dirt, telling listeners exactly how they can do all the same things he has done.

We are excited to share an exclusive interview with J Scott from our 2022 Fast FIRE to Freedom Summit, which was held in August 2022.
J has a wealth of real estate experience and is the author of several books, including Recession-Proof Real Estate Investing and The Book on Estimating Rehab Costs.
J and his wife started investing in 2008 and flipped over 400 homes between 2008 and 2016. After years of house flipping, he transitioned to investing in large multifamily properties. This move was prompted by his study of economic cycles. He realized that flipping houses or "transactional real estate" as he called it, wasn't a good investment during a downturn. On the other hand, multifamily investing, more specifically, cashflowing multifamily properties is what he found to be a great asset class to be in during a downturn.
This interview is packed with learning pearls and lessons. One of the biggest lessons he learned was not paying attention to taxes early on in his career. One of the benefits for new investors is that you can learn from other people's mistakes! The lesson here is, lower your tax burden as soon as possible so you can grow your money faster with compounding.
As you know, here at Semi-Retired MD, we focus a lot on helping doctors and high-income professionals lower their taxes with cashflowing rentals. If you want to learn more, here are two strategies you can use: Real Estate Professional Status and Short-Term Rental Tax Loophole.
If you're interested in investing in a real estate syndication and you want to be notified about future deals, email us at [email protected]

Do you feel the fear in the streets?
Whether or not we are in a recession (some say we are, some say we aren't), there's no question that the current environment (inflation, rising mortgage rates) has struck fear in the hearts of many real estate investors.
So what are we doing? We're going to continue doing what we've always done. We're going to continue to buy great deals. As Warren Buffett said, "be fearful when others are greedy, and greedy when others are fearful.” So this is the time to push through the fear, have courage and not just survive, but thrive!
In this episode, we're going to share 10 tips for investing during a recession. This episode is based on Kenji's decades of real estate investing and investing through three downturns.
Here are the links to our cash-on-cash (COC) calculators that we mention during this episode:
