Whether it be a main street red brick mixed use commercial/residential building or an old gas station with new development potential, Darren approaches the deal with a strong foundation of profitable projected financials and a "low burn rate" for his carrying costs. One of the nice benefits of working with small towns is that they tend to be less rigid and more flexible when working with developers.
