If the property rises in value during this agreement term, you can buy at the original price and come into possession of a property that’s now worth much more.
  • Joint Venture - You find a great property deal and do the work on seeing to it that the property is worth the investment. Your venture partner then provides the initial equity, and you agree a percentage share in any profits.
  • Private Investor Loan - Obtaining a private loan from an investor, and instead of offering profit share, investors receive a fixed return.
  • Vendor Finance - Find someone with a property they want to sell, and who doesn’t necessarily need the money from the sale immediately (IE: want to simply put the money in the bank). Offer full market price for the property to these vendors, with you providing 70% of the purchase price through finance, and with the vendor leaving 30% of the value in the property.
  • Development opportunities that can add significant value to a property are wonderful opportunities. Sometimes the owners of these properties don’t have the knowledge or skills to do the job themselves. By finding these people and negotiating agreements, you can develop these properties and produce significantly higher prices once developed.
