In this month's Deals Deals Deals podcast, our host Mark Barrett introduces our latest guest, David France, to go through his property journey from being a joiner to becoming a Property Entrepreneur.

Dave is based in the Lake District and has been in property for 10 years. He joined Property Entrepreneur last year to level up his business and has just joined the Property Entrepreneur Advanced program.

Dave discussed his initial property investment which uncommonly was a lemon before he invested in property education. He has since grown his own portfolio and through his Deal Packaging and property franchise business has helped others to grow their portfolios as well as releasing a property investing book: How to Build a Property Portfolio Without the Banks: Escape the 9-5, Earn While You Learn and Build Property Wealth the Smart Way.

He now operates a highly leveraged business working from home with 40% + profit margins with his team working remotely so that he can do the school run with his children – a great example of Life By Design.

The 3 deals that we discuss are:

Deal 1: The Slough Auction Flip

• A flat with a short lease that was unmortgageable.

• Bought for £50,000 cash

• Value created through sec 42 notice served on freeholder

• Sold at auction for £90,000 + £5000 buyer fee

• Profit £45,000

Deal 2 : Assisted sale of Block of 6 Flats in Yorkshire

• Sold for £300,000 with £10,000 seller fee and £9,000 Sourcing fee

• Profit £19,000

Deal 3: Portfolio sale 20 Houses on the North East

• Sold on a 10% yield to a fund in London for £1.3 million, fee £39,000

• £103,000 total fees

Back in the day when I was a fast growing Empire Builder Property Entrepreneur, the definition of success to me was a big business with a head office, national offices around the UK and a huge team doing multiple seven figure revenues.

This month we have a special edition of the Deals Deals Deals Podcast featuring Tim Witt who joined Property Entrepreneur last year and Guillaume Black of Property Filter who joined 3 years ago.

Tim has great experience in the construction industry having previously worked in Australia and England, project managing large construction projects. He attended the PIN Mastermind and then after taking a year out, Tim was ready to grow his own portfolio and property sourcing business and joined Property Entrepreneur to help grow his team and systemise his business.
