He gained two business partners and this pub conversion in Castleford was done with one of them.

 

The property had planning to convert it to seven apartments but there were issues with the layout that Martyn overcame and actually benefited from. “No problems, only solutions” is a Property Entrepreneur mantra.

 

Martyn explains how he sourced the property, how he stacked the deal resulting in over £100,000 off the asking price and the process he used to structure the deal, using none of his own money.

 

We also discuss the challenges faced and Martyn shares his Top Three Tips.

Purchase Price: £145,000 (asking price £250,000)

Development costs: £280,000

Finance costs: £34,357

Total: £459,357

 

End valuation: £625,000

 

75% Mortgage: £468,000

 

No money left in

 

Gross rents: £4300 pm / £51,600 pa

 

Cashflow: £1550 pm / £18,600 pa
