• Focus on the best opportunities. Say no to anything that isn’t the highest and best use of your time, including houses that don’t meet the criteria you’re looking for.
• A lot of people tell me they can’t find a deal.  Don’t say that.  You CAN find deals!
• You need to know what you’re doing.  You need to know deal analysis extremely well.  You need to know the criteria you’re looking for.
• There really is no “conservative” ARV.  If you’re not dead on, someone else is going to get that property.
• Just changing one small thing can take you from buying zero properties to buying several properties per month.  What is that thing for you?
• The “gold or lead” story.  How badly do you really want to succeed in this business?
