We have about 90 houses in the pipeline right now, which is awesome!  But we’ve learned a few important lessons about flipping houses out of state recently as well.  Plus, the market is always changing… in this episode, I give you an update on everything—where we’re at and where we’re headed!

A few takeaways from today’s episode.

• Things have been BUSY around here recently!
• Tara and I just launched the 8 Minute Millionaire podcast, which has been a ton of fun so far.  Check that out at 8MinuteMillionaire.com.
• On the house flipping side, we have about 90 houses in the pipeline at the moment.
• Kale and Vanessa both just got back from out of state trips, meeting with agents and other people we’re working with.
• We’ve learned a few things that are different in flipping out of state versus flipping in California.  We’re always still learning!  We don’t have everything figured out.
• When you’re getting started in this business, evaluate your situation.  If you don’t have a lot of capital, don’t go out and start trying to flip high-end properties.  Start by wholesaling and partnering, start as a bird dog, do whatever you can.
• Sometimes if you have money to put into a project, that becomes the path of least resistance, where it’s easier to just throw money at it rather than dig in and figure out the best or most cost-effective way to do something.
• We are no longer buying a house a day, and that’s intentional; we’re buying 2 or 3 per week.
• The market is still strong, though not as strong as it has been recently, so I’m cautiously optimistic going into the cooler months right now.
