That means inventory is basically getting absorbed as fast as it appears. Translation: this is still a competitive, high-intent market — even heading straight into Thanksgiving and Christmas. 🦃🎄

For BUYERS 🏡
 Your first step is not “let’s go see houses.” Your first step is loan strategy. We break down how to line up the right financing for YOU:
 – Conventional with less than 20% down
 – FHA with ~3.5% down ✅
 – USDA in specific areas with almost nothing down if the property qualifies 🌄
 – How seller and lender contributions actually work 💵
 It’s round peg, round hole. You can’t just throw an offer out and hope. You have to match the loan product to the actual property profile or you lose to someone who did. We also talk about offer structure: how to come in strong on Day 1 and beat competing buyers without lighting money on fire. ⚔️

 Price isn’t the full story. Presentation, timing, and matching the way buyers are behaving in your sub-market is everything. If you’re listing during the holidays, understand this: anyone willing to interrupt their Thanksgiving week or drag a Christmas tree around showings is serious.
