Often in business mistakes happens to us. We make a mistake or go down a path, knowing it’s not right, but we keep the pedal down. If this is happening to you, you need to stop, get out, dig and make the correction. The goal, however, is to set yourself up so that when mistakes do happen, you don’t keep pushing the pedal down, but react right away positively to make the correction.

A few things we can do to help us along the way:

1. First of understand that you will make mistakes. It is going to happen, so be able to identify them quickly and make the change

2. Stay out of the ruts. If you feel yourself being pulled in, stop, reflect and take the needed steps to get out

3. Have people in your life/business that can help you. Mentor’s/coaches are a key ingredient. Business partners and key employees can also be helpful, as well as mastermind groups. Make sure you utilize people around you properly. Don’t be embarrassed by your mistakes, but instead embrace them.

4. Don’t take a bigger scoop than you and your business can handle. This happens all the time with businesses. Things go well, so they ramp up fast, not wanting to miss out on the profits. The scoops they are taking are too big, however, and they end up making mistakes and ultimately hurting the business. If you identify the issues early, then you will prosper, if not, you will tip over.

Armed with only $3,000, gut-wrenching fear, and absolutely no real estate experience, Mark Podolsky bought his first few parcels of raw land in 2001. Today Mark is the owner of Frontier Properties, a very reputable and successful land investing company, and has been buying and selling land full time since 2001. By focusing on working smart, not hard, he has completed over 5,000 land deals with an average ROI of over 300% on cash flips, and over 1,000% on the deals he sells with financing terms.

Prior to his land investing success, Mark had a high-stress, soulless corporate job, and felt trapped in a state of solo-economic-dependency (i.e. his income stopped as soon as he stopped working). Escaping solo-economic dependency changed Mark’s life in so many positive ways that he decided to teach, coach and mentor others to help them achieve their financial goals.

Even though Mark invests a lot of his time helping others, he stays actively involved in running his land investing business, and is dedicated to teaching the most current and relevant “real world” land investing methods to his students.

Passive Apartment investing can be lucrative. You are dealing with an asset that is scalable, has security of having a lot of tenants and is valued based on the financial performance. In this case it is also passive and you are dealing with a professional sponsor that is able to find the good off-market deals.

1-4 family homes allows you to get a fixed 30 year mortgage and maintain control over the asset. It also allows you to have flexibility of living in a unit and renting out the rest. A single family home especially allows you to rent in a soft market and easily sell in a hot market.

Prep work is extremely important when choosing a market out of state to invest in. After doing the research as described in episode 63, it is now time to hammer down the details.

1. Decide on 1 or 2 markets that have the potential that you are looking for.

2. You need to know where the market is trending, meaning the areas people are moving into and out of.

With all of the prep work and finally visiting you likely will have to make a few adjustments to you original assumptions, but with some small tweaks, you will be ready to make offers. Be sure to follow up with those that you met while in town and be active right away with offers and feedback. You will quickly be forgotten otherwise.
