10, 100 or 1000 people — I’m comfortable. That must be strange to read, that someone is ‘comfortable’ speaking in front of many others, on stage, in the limelight. Most people I speak to, absolutely hate it. They get so nervous, they can’t focus and they are very anxious. It seems to be universally feared, and I can see why.

You’re about to walk out, sweating, taking shallow breaths, running every terrible scenario that may occur through your head. What if a Viking warrior breaks through riding a T-Rex, what if I get heckled, what if no one laughs at my jokes that my mum said were funny? Clearly, only the first one is actually rational. #JustKidding

Here’s a few of my simple practical tips:

• Make sure you’ve drank enough water
• Eat well on the day and before
• Keep your hands apart and open up your body language
• Smile to yourself, wait for the hormone release, you’ll be surprised
• Don’t sit too much, stay limber
• Cough/clear your throat
• Wear comfy clothes

• Stand tall, good posture, roll shoulders back
• Drink water
• Gesture
• Smile
• Pause…….. to emphasise….. key points
• Give people eye contact

• Celebrate and network!

When it comes to nerves — slow and control your breath, focus your mind on each and every breath, with real concentration. You’ll realise how calm you now are.

Today we go back to SA, haven't spoken about it in a while. But it's back for good, we talk about the longevity of it actually. A theme from all my podcasts is a better product always wins, whether that's quality, price, service, whatever - solve problems well and you will win, simple. This explains why ugly SA's are empty and rubbish HMO rooms are empty.

I've now completed on this house - I recorded it last week.

An update on:

My second house using 116% LTV funding @ 0.73% a month

How this deal will make my third and fourth houses 'free' or very little money in, just ancillary costs (legals etc)

Lenders seem to over-egg rebuild costs, seems like they're taking the piss to get a higher payout on any damage.

It's a big topic, literally. Well, actually you can make land work on smaller plots too. Tom talks us through his journey from going to University with Tom Henderson (see previous episode), potentially dropping out and how he discovered property.

Tom entered a competition with Whitebox property (See Lloyd Giradi podcast ep!) and won, woo, it was called 'change my life' and his has changed. He started off deal sourcing, to now sourcing plots of land where the profit and uplift ventures into the £millions. Quite a step away from a £3k fee for a BTL packaged deal eh?

He talks about the process of finding land, what you have to do before you start scouring the web for grass and mud.
