Stuart Scott has over 20 years award winning design experience and over 8 years of managing property refurbishments. His personal portfolio covers HMO’s (house of multiple occupancy), single-lets and commercial spaces.

Before Co-Living Spaces, Stuart built 2 successful businesses. He worked on projects with brands such as Porsche, Microsoft, GAP, Nike, Tom Dixon and Penguin Random House.

After 20+ years in the design, technology and innovation sector he saw an opportunity to transfer these design methodologies across to the property market.

Co-Living Spaces was created for 3 key purposes:
To re-imagine modern shared living for the professional market.
To disrupt the market, drive innovation and raise standards.
To provide excellent returns for our investors who are getting low returns from their banks.

He recently won two national property awards for our innovation in the property industry. The highly prestigious UK 'Property Investor of the Year'. Co-living Spaces also won 'HMO deal of the year' for our work to pioneer change in the HMO market.

In 2018 Jonathan developed 55 rooms, in 2017 on the PIN Mastermind he secured 14 projects. Pretty decent eh? In 2018 alone he created a cash flow of £8,164.

His total portfolio size is 108 rooms, and 1 lovely single let. I'm sure there is plenty we could learn from him

Before this he was a property sourcer, sourcing more than 150 properties for investors, so he knows how to find a good deal! So I asked him for more detail on D2V strategies to find more deals, quicker and avoid the hassle of using agents.

He shared these... but you'll have to listen in to find out more, he recorded this from sunny Vietnam... and I was in grey London.

Now, here is more about our awesome guest this week:

Evan Maindonald was originally born in New Zealand. He has lived in the UK since 1992 and has been involved full time in property development and investment since 2002. Prior to 2002, Evan owned investment property in the UK and New Zealand and so possess property experience spanning a period of over 25 years.

Evan completed a degree in Computer Science at Auckland University and started his working career in the technology industry in New Zealand in the late 80’s selling computer systems and networks. In 1992, Evan moved to the UK and worked for British Telecom (BT) for a number of years, with a focus on sales of international telecoms networks. He completed an MBA at IMD in Switzerland, one of Europe’s top business schools, in 2000.

After completing his MBA, Evan worked for a technology start up in the UK for around a year and then started his own property development and investment company in 2002. In his spare time, Evan enjoys collecting and drinking fine wine, cooking, travelling and walking his dogs Brian and Arthur, two energetic Hungarian Wirehaired Vizslas.

Broker - have they spoken to theirs about a deal?

Personality - idiots or you get along?

Spreadsheet - How detailed is this? do they have contingency? does costings match what you think/others say?

Area - what does streetcheck.co.uk say? Have you visited?

Viewing - always on first deals, I didn’t with Sean

Check T&Cs - limited vs personal liability

Non-refundable deposits - NO, NEVER

Pressure - not too much

Attention to detail - have they go it?

Previous - how many deals you done so far? Give me a testimonial?
