Chris talks all things SA, in particular R2SA. How can you make money from a property you don’t own, with very little money in? (£5-10k) We discuss this strategy in detail. Is it hospitality or a property business, or a hybrid - listen in to find out.

A fan of the show asked me if I could answer some questions for his dissertation, I of course said yes! Instead of just sending my answers to him, I thought it would be even better if I recorded them for you all to listen to. Saif has built up a big portfolio in a short space of time. His most interesting property was an old brothel, which legally had no access to it, inevitably this scared off most investors as you wouldn't want to buy something you couldn't see - who knows what danger is lurking inside there! Saif wasn't afraid, and bought it. When he viewed it, there weren't many unexpected horrors, apart from a hole in the floor and all the old needles...

He converted it into a lovely space that now is leased by a Social/Housing Association, that pay guaranteed rent for a certain period of years, all management and repairs are covered by them. As easy as that right?

We also discuss goal setting, and how you can break your long-term goals down into weekly activities that will contribute to the success of it and why it's important to look at the bigger picture at the same time.

What does the future of HMO's look like? Andy writes about this lots on his Facebook and for the YPN Magazine, he knows his stuff. We talk about his story over the last 10 years in Property, from his first deal after University to how he finds and maintains builders. Actually, on that point he was very transparent and said 'we don't always get it right'. Which is always refreshing to hear, it's tough finding a solid refurbishment team for anyone of any experience level. Andy shares his tips.
