Paul has a few business, and Property is one that he has done very well in. He started off with the normal BTLs, and realised this is taking way too long for not a huge return. So of course, the HMO's come next!
The birth of his son is what really pushed him to quit his job as a commodity broker and gain the freedom that property can give.
He raised just under £500k in his first year of doing property, properly. He also purchased 11 HMOs in the North, whilst working a Full-time job in The South. Wot. You, yes YOU, have no excuses now!! These HMO's are bringing in about £9,000 a month profit.
He is now buying a monastery for £262k, which is worth £500k. They've spent 70k on rear building (that will generate £3,600 rent roll a month). The Rent roll for the whole site is £200k. That's some pretty maths hey?
Paul shares his advice on getting into Property Development, building from land and using planning uplift.

Richard has been a pilot, trainer and skydive instructor for the last 20+ years, he loves his job. Property isn't about giving him the freedom to quit it, it's giving him the CHOICE. The choice to do whatever he wants, to set up his very noble charity (discussed near the end) to help Veterans in setting up their own businesses and learning important skills to succeed.
His experience over many years has made him a smart investor, one who likes to be contrarian. He bought a property at Auction that had Knotweed in, out of 40 people viewing it, only 2 bid on it. He won, just over £100k Purchase Price. He spent about £100k on it, and then had it revalued at £350,000! Pulling out all his money and netting a very nice monthly figure. all in all, his portfolio brings in £17,230 (He underestimated this in the audio) a month, PROFIT. Would you be happy with that?
The day after we recorded, Rich won a bid on an 8000 Sq ft commercial which he will convert to 12 apartments, sell half and keep half for SA.
We also discuss Deal Sourcers (always a hot topic), 'mentorship' Vs. 'Education' and why a lot of providers just aren't up to scratch, and his goals for the next few years.

Must one buy everything at BMV? That's a lot of viewings, rejections and time spent. What if you purchased at market price, but added so much value you could pull a lot of your money out. Gemma takes us through her strategy in Property Development, and why this works out easier for her.
She works with care providers now, who give a long-term self-repairing lease, paid every month, totally hands off with guaranteed payment. Simple as that? Relationships are important, as is the knowledge YOU have. Know your value.
She also found almost all her deals on Rightmove, and people say there is nothing on it and it's all too late. Not for Gemma and Alison. We touched on mindset too, and why it's vital to ensure yours is strong and ready for the NOs and to be positive despite adversity.
We also touch on the power of a good VA, and just how much her's does for her, and only costs £280 a month! you'll be shocked when Gemma lists out her task. More time or More money? She also recommended two providers of VAs: Richard Evans and Imogen Cook.

MONEY. Borrowing, lending, making and losing. We know which of these we prefer, but how do you stay safe when investing in Property?
Michael Primrose, an experienced Investor and Mortgage Broker and I spent some time answering YOUR questions that you put to us on Facebook. We discuss the possibility of 100% finance, the largest and smallest deals Michael has worked on and a case study with the one and only Adam Huzzey. (he's been on the show too)
A sample of the questions we answered:
Saif Rehan: What determines you’re likely to get a B&M valuation or a Com valuation on a HMO post refurb. I’ve heard experience, I’ve heard area and various other things?
Andrew Thomas: What are they key credentials for assessing a mortgage application - credit score, etc.
Richard Dyke: We’ve seen Peer to Peer (P2P) business models making inroads into the bridging and development finance sectors over recent years. Do you see this growth continuing and the P2P lending model being applied to other areas of property finance?
Annie Boyd: Do mortgage lenders put an upper age limit on who they will lend to for BTL or HMO lending?
Karl Simpson: With regards to lease option agreements on residential properties, in terms of renting them out to tenant buyers are there any obstacles or issues with lenders arranging consent to let? Any good ways to overcome objections.
Shahbaz Khokhar: How to get valuation before work is completed? Can I run 2 lending applications same time and go with survey that's best?
This is a great podcast for anyone interested in understanding Property finance better and to see what's out there on the market and how best you could structure deals.

Rick does many things, and one he does very well is Property. His Direct 2 Vendor Campaigns have proved successful, and he now owns an entire street (minus one house!). He's been on SkyTV, is an author, speaker, coach and has a very large Facebook Community.
He talks about HMOs (which he writes about every month in YPN Magazine), how to find them, rennovate them and what to look for. As an Ex-copper (Policeman) Rick has an interesting history with HMOs and was skeptical at first.
Rick is very engaging and shares some real gems, I know you're going to like this episode.

Kamila has done a lot over her life, she's experienced many challenges and come out stronger, bigger and better. EVERY TIME. She's proven the haters wrong with her work ethic and persistence, something she talks about in detail as we delve into her story.
Her portfolio is impressive and produces between £10-15,000 profit per month. She does not own a single house here. No 25% deposit, no boring mortgage paperwork and no SUPER SLOW CONVEYANCING (you can tell I'm going through this atm!). How has she done this? Especially after having to sell her previous portfolio of 5 BTLs, restarting wasn't easy but she never gave up.
If you're interested in Serviced Accommodation and don't know where to start, are feeling lost or wondering what's possible - this is the episode for you. If you've never considered it, maybe Kamila can convince you to try it!

This is something new Dan from Urbanshared talks about his London R2R business, how he set it up, the figures in detail and how you too can get started in Property - even if you live in London.
His background is in technology, so we soon switch to discussing why property isn't up to date, what needs to be changed and how he is contributing to this movement.
There are a few tech companies out there (Sprift, GoTenant, Arthur and SA-specific ones that spring to mind) Who do you think of first when I say PROPTECH? This is an interesting one as his App/community has big potential, and you may want to try out the Beta version... listen in to find out more.
