Pete Baker has 11 R2R HMOs in his Portfolio right now. These have been acquired over 1.5 years, and it can take 6 months to make a profit from a single R2R. It's not an insta-money-making-scheme like sometimes it's thought of. It can get you out of work, for sure, but it will take longer and cost more than you think.

Be prepared, it's a business like no other. Pete worked in Sales for a long time, before realising his real passion and also that he is unmanageble because he needs to be doing his own thing. He partnered with his Manager, no less! Him & Ash are in business together (BakerWalia) and they are aiming to double their R2R portfolio by July 2019. Quite a goal right?

They don't own these properties and spend between £2-4k per one on the refurb etc, long-term relationships and high quality are priorities for them - they may spend extra, but it's all about delivering exceptional products and a brand.

However, I share some tips and lessons (and costs ££) from my first ever property purchase, that went wrong. I had to pull out of the deal, as the surveyors report showed subsidence. If your new to Property then these will really help you.

Craig is a proper Yorkshire-man, his background as a tradesman really comes in useful when renovating properties and keeping an eye on the build progress. It's hard keeping him off-site though, he loves being hands-on with his projects.

He left school with no qualifications and started working as a kitchen fitter. He bought his first house at age 19 with no money, borrowing from family, the refurb took 2 years and it turned out to give him £65,000 in profit!

Him and and business partner Martyn have 39 Rooms between them in 8 HMOs. They are financially free, just like that. Easy right? Nope, plenty of challenges on the way for these two!

Here's some top level figures for their 10 bed Commercial Conversion HMO in Yorkshire:

PP: £150,000

Cost of work: £142,000

Post-works Valuation: £400,000

Profit if sold: £112,000

Net Cash flow per month: £2,125

BARRY NELSON is the first Scottish person on the Tej Talks show, why has it taken so long you ask? No clue, but we are here now! He's flying when you look at his numbers, progress and passive income... so I guess that makes him a Flying Scotsman... haha.

How do you raise investment like Barry did, half a MILLION pounds he tells me. That's a lot isn't it? He's building a portfolio, and getting in lots of travel with his wife and little ones, he loves a pink shirt he does (check out his FB) man of style AND substance.

Is investing in Scotland better than England? What are the prices like? How does he find good builders? If he can buy, hold (and flip some) of the 15 properties in less than 2 years - why can't you.

Yes I always ask that, but do you have a good reason? I HOPE not, because there is no reason. Now, go out there and get it!

Lloyd runs Whitebox Property with his business partner Andi Cooke, they've been in the Property game for the last 5 years + but their achievements would have you believing it's been twice as long. Lloyd did not opt for the standard BTL/HMO for his first deal, no! He went right into the deep deep end (you know, the one twice your height and you haven't got a Lilo to save your life with, end) and started with buying land with some old boring garages on, and converted it to and BUILT (not himself, he's not Bob the Builder) 8 x 2 bed townhouses.

Talk about that for an exciting deal, to top it off the land only cost about £150,000 and the costs of development were financed through a lender. Hey, it was a mad rush getting the funds together before completion though, as they had to run around and find anyone they could as the auction deadline was looming. Oh look Tej is talking again and he's talking about himself! Indeed I am, this week there is no awesome guest, but it's a reflection on my journey so far; why R2R wasn't for me and how I'm completing my first property purchase. It's fairly top level and short this week, I thought I'd give you a break and also show who I am, more than just a cartoon big-head.

What has Curry got to do with Property Investment? How did Davinder make money from curry?

Davinder lives 10 minutes from me, how have I only just met her know!? She is a Property Investment and creative marketing extraordinaire who also shares a love of all things YELLOW! All her properties have yellow doors, well I think I made it famous first but we won't argue, instead let's focus on her incredible story.

Not too long ago she was a Trader, in a BANK. BOO, corporate job, thumbs down. However, she escaped that and pretty quickly learnt how her awesome confidence and inquisitive nature lead her to achieve something great in Property. This allowed her the freedom to travel the world, speaking Spanish to everyone and anyone and bringing happiness to people.

She works on HMOs in Coventry, where she guts and totally rips out the interior of a house until it is a shell, then reconstructs the interior to turn 2 beds into lovely 5 beds.
