Now many of you don’t realise this but I have a very particular way in which I choose the people I ask to be on the podcast... and it’s pretty simple really... I interview people who I want to talk to, and who I have questions for! I’m cheating basically, using the podcast to mask the fact that I’d just love some FaceTime (or zoom time in most cases) with them so I can learn things myself!

Of course, I alway have you, the lovely listener in mind, as I think that if I’m keen to learn, you probably are too!

Today is a perfect example of that coming to fruition as I welcome to king of automation, Ben Nicholls to the show!

Ben has spent a long time trialling and testing many weird and wonderful methods of automating and outsourcing in his business to make his processes as smooth as possible. Essentially he’s been working “on” his business and not “in” his business... something we both agree all business owners should do more of!

A lots been going on in the property and finance market since lockdown was announced and I was invited by Brendan Quinn to talk about the various distributions and breakdowns to the process on a Facebook live video, so I wanted to share this with you.

One thing I’m asked a lot by new clients is “do I need experience to get a good buy to let mortgage?”

The quick answer to this is “not necessarily” but there are a few more questions to answer on this subject. It’s not just about buy to let mortgages, but also the type, such as HMO (House of Multiple Occupancy), SA (Serviced Accommodation) or social housing, all of which have slightly different mortgage criteria.

“Business as usual”

I’ve heard this more times in the last couple of weeks than I care to think. Mainly from mortgage lenders.

As much as I am dead against a lot of the OTT scaremongering and negative coverage, I also think everyone has to be responsible and not go too far in the other direction. We’ve had disruption in the property industry, but we are not on lockdown like some sources have suggested.

Yes we need to stay positive, but this must be grounded in reality.

In this episode I look back over the last week and try to work out what that is.
