  • 72. Installing The Perfect Garage Door Is An Art - With Dan Cummings Owner Of Southwest Garage Doors

In this episode of the Real Build, I sat down with Dan Cummings, owner of Southwest Garage Doors.  Dan and I talked about how a garage door makes a significant impact on the home's look and someone's lifestyle.  It also is essential how a garage door functions.  A garage door is most people's access into their homes.  A garage door must operate correctly but also be built to last.

Dan was raised in Phoenix and Scottsdale by a strong single mother. He graduated from Desert Mountain and East Valley Institute of Technology (EBIT) for welding and metal work.  Dan worked on garage doors since he was a Junior in high school, and he has been captivated by it ever since. He was lucky enough to have a great mentor that gave me the tools that allowed him to grow into the Craftsman he is today.

With eight years in the industry, three years of metal fabrication, and the desire to keep growing, it was only right to focus on what made him happy. He started his business with a focus on installing & fabricating custom garage door systems and top quality repair work.

  • 67. What Is Your Square Foot Price? Why Custom Home Builders Hate This Question

In this episode of The Real Build, I wanted to talk about a question that I get asked all the time.  That question is, what is your square foot price?  I brushed on this topic in the past, but I wanted to dive deeper into it.  As custom home builders, we don't have a set square foot price.  The reason is that we offer a lot more selections than other builders like production home builders.  You build with a custom builder to have more freedom and get precisely what you want.  I talk about this and much more.

  • 66. Why Personal Development Was The Key To Running A Successful One-Stop-Shop Real Estate Business - With Michael Burns Owner Of The Burnz Team Homes and Loans

In this episode of The Real Build, I interviewed Michael Burns, owner of The Burnz Team Homes and Loans.  Michael wears many hats as he does real estate, mortgages, and investments.  This gives Michael a leg up above his competition.  Michael and I talked about real estate investing and how someone can get started in it.

Michael has taught himself how to invest in real estate.  After making offers on 94 homes, he and his brother finally got their first investment property where they made $25,000 in profit.  Since then, with a lot of learning, they have successfully invested in more than 150 properties.  We also talked about personal development and how much of an impact it has had on our lives and helped us grow our businesses tremendously.

  • 65. A Discussion About How We Can Make The Home Building Industry Better - With Mike Harn Owner of Anlon Construction

In this episode of The Real Build, I sat down with Mike Harn, owner of Anlon Construction.  I loved having Mike on my show.  Our main discussion was about how we can do a better job as home builders.  We cover our processes and how we can do a better job of helping our clients through every step of building a home.

Mike got out of the Army at 21 years old and started working on construction sites doing odd jobs, clean up, framing, and siding, whatever he could do to learn. Just a few short months later, he started managing the development and building of his first subdivision.

After developing hundreds of lots, building hundreds of homes, and completing countless remodeling jobs for other people, Mike decided he wanted to do it on his own

A few years ago, just after starting Anlon Construction, he met his wife, who helped him realize that business is about so much more than money; it is about the experience and the relationships you create along the way.

  • 64. Building Affordable MultiFamily Units For Hard Working Families - With Scott Choppin Owner Of Urban Pacific Group

In this episode of The Real Build, I got the opportunity to sit down with top real estate developer Scott Choppin out of Long Beach, California.  Scott is the Founder of the Urban Pacific Group and oversees all operations of the Urban Pacific family of companies, including business development, capital acquisition, and strategic planning.

Scott and I talked about how someone can get started in multi-family development and how he runs his business.  Scott's business model is unique in that he builds multi-family units that can house up to a family of 10 people.  This allows people to pay the rents individually as a family and makes the housing more affordable in middle-class areas.  What Scott is doing in multi-family development is impressive, and you don't see its concept in many other areas.

If you are a multi-family investor or thinking about getting into it, you will want to listen to this episode!

  • 63. You Need To Watch Out For These Red Flags Before Selecting Your Next Home Builder!

In this episode of The Real Build, I wanted to talk about a huge topic that has recently been on my mind.  Red flags that you should look for when selecting your builder.  There is a boom in building, and more and more new builders are flooding the markets.  I wanted to showcase exactly what you need to avoid.  Here are the topics I cover:

    • Lower cost than all other builders by far is a huge red flag that most people always fall for.
    • Unmarked trucks on Jobsite – Before building, check out their active job sites.
    • Messy job sites – this one is a pet peeve of mine. I grew up cleaning job sites they need to be immaculate.
    • One person show – One guy that does it all and ask for so little – more extended time frames.
    • Lying about build numbers / Lack of longevity - First, you want to ensure that your builder will be in business for the duration of your build, throughout your warranty period, and, ideally, for years to come after that.
    • Overpromise under deliver – They can show you a beautiful model, but is it really what you're getting when it's said and done?
    • There exist several unresolved claims from the Contractor's Board – Lawsuits.
    • Time frames – Lies lies lies.
    • No references- huge red flag.
    • Confusing short building contract.
    • High-pressure sales tactics where more than one person is present.
    • Lack of knowledge about the process.
    • No change orders.
    • Lower-grade materials – Check jobs you will see.
    • Unlicensed subcontractors.
    • Thank you as always for listening!
