    Hello WIIRE friends! This week on the podcast, we are sharing our very best real estate tax savings tips to hopefully help save you as much money as possible. With year-end approaching quickly one of the first things we need to think about jumping into the new year is taxes. With growing your business comes more tax questions and responsibilities and we want to make sure you are using a forward-thinking tax strategy to start the new year off right.

    We are not CPAs or tax attorneys, so be sure to consult with a tax professional for highly-specific questions.

    Our friend Danielle Rutigliano still has a few new client spots left for our WIIRE members, so if you have not taken the opportunity to reach out to her and hear her expertise on real estate tax strategy, what are you waiting for?     Some of the tips on our list are straightforward and others are more complicated and as your portfolio grows, you should know all of the options in front of you. On our list of hot tax tips are:

    1. 1031 Exchange
    2. Die (morbid, but real life) while owning your properties
    3. Sell your primary residence of 2 years tax-free
    4. Cost segregation
    5. Seller financing
    6. Hold properties for more than a year
    7. Realize appreciation by borrowing, not selling

    Make sure you are planning ahead and prepared by consulting with a tax professional to keep your real estate investing biz growing and thriving. These are some amazing tips we have learned on our journey and hope they help you to continue to grow your real estate investing business!

  • WIIRE 068: It's Never Too Late To Start with Virginia Wall Bubar

    Hey friends! This week, we are excited to welcome our friend (and MTR student success story) Virginia Wall Bubar to the show! Virginia is a member of our Facebook Community and one of our student success stories from our MTR course.

    Virginia currently lives in the Atlanta area with her husband (a pastor) and their three children, whom Virginia homeschools. In 2014, they bought a house with the intention to flip part of it and turn it into a rental space and while they may have taken their time to get it rented, they did what worked for them, and that has definitely worked in their favor. The one unique challenge that Virginia and her family have when it comes to buying real estate is buying properties on only one income, but they are excellent at making it happen.

    Virginia’s first memory of the rental property space came from her childhood when she thinks back to the time her family lived in the Bay Area and wanted to move to Florida so her parents were preparing the rental property they had in CA for sale. They were talking about how much of a headache being landlords had become and Virginia found her curiosity piqued; why were they buying another house then? Why were they so specific in the cities they were looking at living in once they moved to Florida? Her curiosity carried into adulthood and she knew this would be a space she could make a living in.

    A few takeaways from Virginia:

    • Decide what you want and go for it
    • Figure out what your hesitation is and try to attack it
    • Don’t live in fear; move past it
    • Be willing to make mistakes, learn from them, and keep going

Katie spent several years in the Navy and as a nurse and knows exactly what nurses are looking for in a cozy rental space and is so open about her inspiring and relatable journey - we know you will love her story.

    Katie says,

    “If I’m going to make a giant leap here, I have to make a giant leap elsewhere too.”

    One last tip Katie shares with us in this episode is to simply have the courage to take one single action step, every day.
