Darren Piper, founder of Universal Buyers Agents, started back in 2016 when he had to explain what a buyer’s agent was, especially to real estate agents.

Six years later Darren employs 16 people, many of whom approached him directly. Darren is proud of his employees and has even partnered with some of them in other ventures.

Darren discusses the growth of the buyer’s agent industry with Buyer’s Agent Institute founder Ben Handler. When he started there were only about 400 buyer’s agents in the country; now, there are more than 4,000. But, unlike the selling side, the market is not yet saturated with buyer’s agents.

This growth in the industry is exciting to Darren, but he says it’s important to protect your brand and reputation. Unlike in the real estate industry, there aren’t any large groups. This means new buyer’s agents often start out on their own with little experience or knowledge and may make mistakes.

Darren also experienced real estate agents change from being unwilling to engage with him to now offering properties to him.

In this open chat, Darren also discloses how, in the past year, Universal Buyers Agents made 262 purchases with an average purchase price of just over $1 million.

Shuai Luo came to Australia as a student, learnt English and worked as an environmental engineer. Then one day his landlord explained how Shuai’s rent was paying off his home loan. That made him consider buying property as an investment instead of a home.

Today he runs Avocado Wealth in Sydney, which specialises in finding property for Chinese investors, mostly in Sydney and Melbourne but also the rest of Australia. He has one employee and intends to hire more soon.

Shuai is refreshingly open about his own investment failure and struggling with social media. He also discusses developing self-belief and realising that he could really help clients.

Today, instead of hunting for clients, they come to Shuai, which allows him to focus on serving them rather than chasing business. He regularly uploads videos to YouTube which also helps him attract clients.

Shuai likens buying properties to playing a sport – the more you practise, the better you become. That’s why people who only occasionally buy properties should use a buyer’s agent to tap into that experience.

Sanjeev Sah’s life changed forever in 2010, when he attended a seminar and learned about passive income.

At the time, Sanjeev worked in IT, but from that point on he decided to become an investor as well.

In 2015, he set a five-year goal to have enough of a passive income to take care of his family and visit his parents in India.

This goal was interrupted when he encountered the Buyer’s Agent Institute, which ignited a desire in him to share with others the extensive property investing knowledge he’d acquired in the previous few years.

However, Sanjeev realised that while he knew a lot about property, he knew little about business. So, initially, he worked as a buyer’s agent part-time, which allowed him to get a feel for business while still bringing in a salary.

Today, Investors Dream has a team of five, including Sanjeev, his wife and three others – one of whom is just 23 years old and has recently bought his second property. They continue to learn, grow and share knowledge as a team.

Samantha Spilsbury, the managing director of Buyer’s Agents Tasmania, was in property management for eight years before leaving this stable environment to become a buyer’s agent.

Sam’s start came when she was offered an existing buyer’s agency that she purchased with a friend and ran part-time. After a year, she decided to change careers, buy out her friend and run the agency full time.

She tells Buyer’s Agent Institute founder Ben Handler that her business has changed from 90% investors for the first couple of years to 80% owners today. Most of her clients are from interstate, and are often older buyers from Sydney who decide to retire on Tasmania’s coast. There are also young families who find Tasmania more affordable. Locally, she gets only about one client per month.

Sam had to work hard to get real estate agents to warm up to her, and feels her contacts and experience in the industry helped.

Tasmania has a unique market, according to Sam, due to a lack of transparency and buyer protection, which makes having a buyer’s agent more important. Yet there are still very few buyer’s agents in the state.
