I have been doing real estate closings for 26 years. Criminals have always seen the real estate transaction as a area ripe for fraud and other shenanigans. In this episode I give you the Top Six real estate scams for 2021 that are not wire fraud. Of course, wire fraud continues to be the top dog in real estate fraud, but everyone should know that by now. These six scams and one honorable mention are the other lesser known scams that you and your client need to be protected against.
Also this week I have not one but two versions of As Gary See's It. The first one is on the Eviction Moratorium and the second one is on the lawsuit against Nirvana by the famous album cover baby model. And of course another version of Gary's Good News Only.

Whether you get your leads organically or pay per click, real estate agents are often too busy and shorthanded to properly work the leads completely. Two or three tries and the lead is all but forgotten. All of those leads are lost . . . to another agent.
This week Inman Connect Contributor and Co-founder/Head of Innovation of Structurely a conversational artificial intelligence that responds to, qualifies, and nurtures your online leads joins me to discuss how not to lose those leads to another agent. Using his proprietary conversational AI application that 99.9% of consumers believed were human you can continue to work the lead with minimal time commitment from receipt to appointment. Structurely is a Housing Wire Real Estate Tech Top 100 company.

The Multiple Listing Service is the lifeblood of the real estate agent. But the processes and rules aren't always clear cut and easy to ascertain. For years agents have asked me why and how the MLS does certain things. This week I sat down with former Greater Greenville Association of REALTORS President and MLS Committee Chair, Matthew Thrift, to discuss important MLS issues that affect the real estate agent. We discussed pocket listings, "coming soon", wholesaling, agent credit for closings, Zillow and an array of other issues.
I also included a short Gary's Good News Only.
