Investing in Mortgage Notes has certain due diligence processes you should follow for each mortgage note you're evaluating. 

Knowing the importance of the historical payment history is one of those items. Your goal is to get a full picture of the story of the borrower. 

Payment history is the best way to fully understand the specifics of your investments potential for consistent payments. 

If it is performing, how performing is it? Is it 1st of the month on time every time payments or is it sporadic but still making payments to make it remain in the status of performing? 

As an investor - you must validate what is being presented as performing and non-performing.

Finding a mentor can be difficult but Rick breaks down some of the ways it can be done. You can go the route of doing it through getting educated and leaning on those leaders for guidance.

You can do JV deals and put up the money to learn and earn some money at the same time.
