In this week’s show, Simon shares the ways in which you can use vendor finance, a creative way of funding investment deals using very little, or even none, of your own money, and which can result in huge profits for your sellers.

• Vendor finance usually means buying a property at full market value, but the seller themselves help to fund the deposit and any costs involved.  
• You must find a motivated seller, who isn’t interested in a purchase lease option or similar, and who wants the property taken off their hands. Equity is vital, and ideally there should be no mortgage at all.

Many think that the only way of making money through property is to “flip” - the practice of buying a property, improving it, and then selling it on at a profit. But as Simon discusses in this week’s show, there might be a better alternative, depending on your outlook.
