“The seller’s price is like the Loch Ness monster. It may or may not exist. But if you start trying to hunt it you’re going to waste a lot of time and a lot of energy. Whether sellers say we will accept X or Y it bears little resemblance to where it eventually sells…So let’s not worry about it. Our job’s not to hunt seller’s price our job’s to hunt best prices.
