Dan has created and still runs a successful rent to rent portfolio which he built alongside his very busy day job and a young family. Dan’s rent to rent portfolio consists of 40 tenants across Falmouth and Penryn in Cornwall.

Dan’s rent to rent portfolio has now enabled him to leave his day job where he can fully focus on building his assets a long term wealth. Dan and his business partner James, are currently working on 2 Cornish Developments where they are working hard to bring back to use run down/derelict properties and are converting them into high quality energy efficient homes for local working professionals and families. They have a further 3 developments already in the pipeline for the end of 2021 and 2022.

Dan finally left the day job at the end of August 2021 after two years side hustling but he can now focus on property full time which has been his dream and goal for the past 2 years!

    About your host, Tej:

Tej graduated from King's’ College London with a BSc Biochemistry in 2014, he then pursued a career in Medical Education and Marketing. Soon after his second job… he was fired! A moment of relief and freedom was what he felt, not sure what his mother felt when he told her he was jobless at 23…

He then went in search of a more ethical path, a business he could set up where the reward was equal to the work put in. “If they are making pounds, why am I making pennies?” - was his thought process, not happy with slow progression and bureaucracy (& having to wear smart shoes everyday). This lead him to opening a Recruitment business (not sure where the ethics went) which doubled in profit every year, for 4 years. He hated it. Golden handcuffs they call it.

Fortunately, he used the cash he’d built up from that business, to educate himself in Property Investing. Soon, he’d stopped the business and transitioned into Property Investment full time. He then had a slow start -

Purchasing 15 properties in his first 9 months, using over £650,000 of Investor Finance, he built a £1,200,000 property portfolio and created £30,000 of profit from flips. This gave him ‘financial freedom’, but it was the most stressful period of his life. Growing quickly is very painful.

Let’s not forget that his Podcast grew to be the most-reviewed UK Property Podcast, peaking at 4,000 unique downloads per episode.

His Podcast (Tej Talks) now sits at 660,000 downloads in over 100 countries and has 489 reviews, rated 5/5.

  • Start with FLIPs not BTLs if you want to quit your job quicker
Property has so many factors to consider, if you have a small pot of money saved up to invest in property, then why not start with flips and double it, make it grow... and THEN buy a portfolio/BTLs? May get you out of your job quicker! So if you don't know where or how to start, let's talk about Flipping and why you as a Property Investor could be doing it, now.

Okay, so I have a BTL portfolio and I do like holding them...

Moving forwards, I'm not fussed. It's easy to have this vision that holding and building a portfolio forever is the best, capital appreciation, rent etc. It's all great in Property, and we can become very tunnel-visioned with it. Especially in the community when there is such a strong HOLD party.

Selling for profit, whether it's a trade or a full refurb-sale, is my preferred strategy. Especially near home (hert/bedfordshire/london) where the yield is terrible, and it wouldn't make sense to keep it for me.

  • 3 Things they don't tell you about Mortgages

Ready for a mountain of legal jargon paperwork? Ready for an industry stuck in 1998? Okay so it's getting better, and there are some lenders who have a totally digital process which makes life easier when financing your property investments.

There's a few things that aren't really public knowledge, or spoken about properly. Let me take you through these things so your next Property Investment or Development is easier. Remember, please speak to a mortgage broker (a good one) as this is not financial advice.

If you're a property investor, new or experienced, there is something you can learn from this.

Understanding this will save you time, stress and allow you to plan better for your next property deal in UK real Estate.

  • Flipping Property for Profit - why we LOVE this strategy Ft. James Sahota
We like flips. Having a portfolio is great, and it creates financial 'freedom', but the chunks of money from flips are sweet. They can be reinvested into other things, to build your cash pot, or provide you with money to live on.

It's not spoken about enough, especially at the start where your money is limited and you could multiply it significantly with a few flips, so, let's talk about FLIPPING!

**FLIPPING PROPERTY FOR PROFIT** - 6/7 November 2021, London.

Flipping property can be a very lucrative and ‘quicker’ way of generating cash or multiplying your current cash pot. Everyone rushes into BTLs and doing BRRs – which is a great approach, however it can take a long time to really feel the financial impact of it. A Flip can have you in/out in 6-8 months, generating anywhere from £15,000 to £150,000 and beyond, in profit.

Imagine creating this money. It could allow you to quit your job early and go into Property full time, or give you stronger purchasing power for your BRR portfolio or pay for your lifestyle and/or family.

It is possible, with the right work ethic, ambition and determination you can achieve this. However, you need the right knowledge and support to get there. Without that, there are many challenges and pitfalls when flipping, it’s a level above a BRR and can be less forgiving. Armed with the best process, steps and insight you will be miles ahead of the competition, feel confident in your decisions and increase your profit.

The site visits are a core part of this programme, other ‘providers’ do not offer this. We have nothing to hide and you’ll join us in laughing (or crying!) at the progress of James’s latest London Flip project. A £400,000+ property he purchased at Auction in a very desirable area. You will be following the progress on 4 separate occasions (1 will be during the weekend) so you can see for yourself how an ugly property is transformed, and discover all the hidden horrors behind the walls!

We are here to guide you through all the key steps, sharing all of our experience and best-practice.

Tej’s latest flip is set to be a 44% ROI and James’s profit should be £60,000+.

You can do the same, if not better.

  • Property Market: Crash & Burn or Boom & Earn?
    BOOM! Or BUST?

Have you got a crystal ball? If not, then you don't know when or what's going to happen in the UK Real Estate market either! It's a tough game predicting, I'll leave that to the Sky News TV presenters to have their fun with the Property Market.

You can make money in property in any type of market, however certain elements get harder. Right now, finding and refurbishing is the toughest part. Selling or renting seems to be easy, but I've never had a time when they were particularly hard in the property market. Property Education is important when investing, but that will never be able to predict or help you time the market.

Find what works, adapt and evolve as needed.

This was recorded end of August 2021.

What's happening right now in the Property Market? It's crazy, we know that. Prices are so inflated, people are going so crazy for crap properties, it's irrational, it's silly and it's driving Investors out of the market.

I share my thoughts, and what you can do right now to find deals and keep your momentum and pipelines going.

P.S I recorded this as part of a YouTube series (go subscribe) so the Audio Quality is different to usual.

  • Attention to detail and the stress of refurb management

Refurbs are so tricky, one area I think we all can agree we struggle with. An area that puts off a lot of people from even getting involved in property, let alone a full-scale refurbishment.

I've done 16. Most were at a distance, with individual trades. The stress was REAL.

Here I talk about something a guest on my site day said to me, which will help you plan your refurbs :)

  • £240, 250, 275, 280,000 - so what's my flip worth then? Listen as I analyse each Estate Agent

I've just finished my latest flip. 100% Investor funded, yep I've put in £0. Like all my last 15 deals!

Being my 16th refurbishment, it was certainly the easiest and most straightforward.... which is saying something if you've followed my IG stories.

Here I decide (or do I) between all the agents that visited me to provide valuations. What a range I got.

P.S If you haven't purchased either of my books, stop messing around and get them!
